Permits Filed for 271 McDonald Avenue, Windsor Terrace, Brooklyn

Permits have been filed by an anonymous LLC for a three-story residential building at 271 McDonald Avenue, in Windsor Terrace, Brooklyn. Windsor Terrace is situated between Prospect Park and Greenwood Cemetery’s eastern edge. It’s a small residential area with a median income of $97,474, and condominiums regularly sell for over $1 million. The development site is five blocks away from the Fort Hamilton Parkway Subway Station, serviced by the F and G trains.

Three-Story, 21-Unit Residential Project Filed at 1900 Benson Avenue, Bath Beach

Brooklyn-based EM Development has filed applications for a three-story, 21-unit residential project at 1900 Benson Avenue, located on the corner of 19th Avenue in Bath Beach. The new building will measure 32,452 square feet and its residential units should average 1,163 square feet, indicative of condominiums. There will also be off-street parking for 14 cars. Brooklyn-based Design Studio Associates is the architect of record. The 15,687-square-foot assemblage consists of three lots, each of which is currently occupied by a two-story house. Demolition permits have not been filed at this time.

Two Three-Story, Three-Unit Residential Buildings Coming to 2272 82nd Street, Gravesend

Brooklyn-based Jonico Construction & Development has filed applications for a second three-story, three-unit residential building at 2272-2276 82nd Street, in northern Gravesend. The first building, also a three-story, three-unit structure, was initially filed in October, YIMBY reported. Both buildings will measure 4,986 square feet each. Across both, the full-floor apartments should average 1,247 square feet apiece, indicative of family-sized units. Brooklyn-based Design Studio Associates is the architect of record. The 60-foot-wide, 6,000-square-foot site’s three-story house was demolished in November.

Three-Story, Six-Unit Residential Project Planned at 277 Milford Street, East New York

The project will measure 6,810 square feet and its residential units should average 860 square feet apiece, indicative of family-sized configurations. It’s unclear if the apartments will be rentals or condominiums. Paul Lombardi’s Brooklyn-based Design Studio Associates is the architect of record. The 40-foot-wide, 4,000-square-foot lot is vacant.

The structure will measure 8,978 square feet, which means its residential units should average 1,496 square feet apiece, indicative of condominiums. There will be two units per floor on the ground and second floors, followed by two more apartments across the top two floors. Paul Lombardi’s Brooklyn-based Design Studio Associates is the architect of record. The 42-foot-wide, 4,657-square-foot property is currently vacant. The site is located three blocks from the Smith-Ninth Streets on the F and G trains.

Long Island-based Jonico Construction has filed applications for a three-story, six-unit residential building at 1602 East 15th Street, in southern Midwood, located on the corner of Avenue P, a block from the Kings Highway stop on the B/Q train. The structure will measure 6,787 square feet, and its residential units should average 848 square feet apiece. There will be two units per floor, and based on the average size of the apartments, they could either be rentals or condominiums. There will be three off-street parking spaces next to it. Paul Lombardi’s Brooklyn-based Design Studio Associates is the architect of record. The 38-foot-wide, 3,800-square-foot lot is currently occupied by a two-story house. Demolition permits were filed in December.

Three-Story, Six-Unit Residential Building Planned at 190 East 7th Street, Kensington

Bay Ridge-based EM Development has filed applications for a three-story, six-unit residential building at 190 East 7th Street, in northern Kensington, located four blocks from the Fort Hamilton Parkway stop on the F/G train. The structure will measure 9,400 square feet, and its residential units should average 1,177 square feet apiece, indicative of condominiums. The apartments will be evenly spaced throughout the building, with each floor hosting two units. There will also be five surface parking spaces, probably located behind the building. Paul Lombardi’s Brooklyn-based Design Studio Associates is the architect of record. The 56-foot-wide lot is currently occupied by a two-and-a-half-story wood-framed house.

31 Townhouse-Style Condos Wrap Up Construction At 76 Lefferts Place, Clinton Hill

Dubbed Lefferts Place Mews, a slew of three-story. townhouse-style buildings are getting their finishing touches at 76-96 Lefferts Place, in southern Clinton Hill, a block from the Franklin Avenue stop on the C train. The development will total 31 condominium units, and Jack Bain is the developer, according to Brownstoner. Design Studio Associates is designing, whereas Schneider Associates is serving as the architect of record. Move-ins are expected later this year.

Revealed: 236 17th Street, South Slope, Brooklyn
