New building applications have been filed for a seven-story mixed-use project at 1595 Broadway, on the southwestern edge of Bushwick, Brooklyn. The structure will have a total area measuring 49,284 square feet, to be occupied by a 7,400 square-foot retail component on the first floor, 7,420 square feet of community facility space on the second floor, and 22,752 square feet of residential space above that. The residential will be divided between 35 units, with the average square footage of under 650 square feet highly indicative of rental apartments. Diego Aguilera is the architect of record, Martin Joseph of Bawbeh United, LLC, is listed as the developer, and a nondescript one-story building must be demolished before construction can begin.
YIMBY has revealed two major projects coming to East New York in the past few months, on Loring Avenue and at 3301 Atlantic Avenue. While those developments will transform entire blocks, other smaller lots are now joining the neighborhood’s boom. Now, new job applications have been filed for a substantial project at 820 Glenmore Avenue, one block northeast of the C train’s Shepherd Avenue stop, totaling 77 units.
A seven-story residential building is coming to the heart of East Williamsburg, on Montrose Avenue between Humboldt Street and Avenue of Puerto Rico. New building applications were filed Tuesday for the project at 172 Montrose Avenue, a block and a half from the Montrose Avenue L stop.
As property values skyrocket in the low-slung eastern edges of Williamsburg, small developers are searching for ways to boost a site’s density without spending exorbitant amounts of money on construction. Increasingly, they file their developments as alterations, rather than new buildings, which allows them to avoid building expensive underground parking. And the J-51 abatement gives landlords a break on their property taxes, in exchange for preserving at least 50% of the old building and keeping the new units rent-stabilized for up to 20 years. One of these enterprising developers has filed alteration applications to expand a little three-story brick apartment building at 196 Montrose Avenue, on the corner of Humboldt Street.
Northern Greenpoint is developing faster than any neighborhood in Brooklyn, and the latest property to sprout a new building is 77 Clay Street between Manhattan Avenue and McGuiness Boulevard, where permits were filed last fall.
