12-Story, 121-Unit Residential Project Planned at 1812 Vyse Avenue, Crotona Park East

Dunn Development Corporation has filed applications for a 12-story, 121-unit residential building at 1812 Vyse Avenue, in the Crotona Park East section of the West Bronx. The project will measure 104,519 square feet and rise 115 feet to its roof. The residential units, which will be rentals according to a report by The Real Deal, should average 837 square feet apiece. Amenities will be located on the ground floor, followed by apartments across the second through 12th floors. Dattner Architects is the architect of record. The 15,151-square-foot site is currently vacant.


82-41 Parsons Boulevard

205-Unit Mixed-Use Conversion of Former Nine-Story Hospital Gains Approvals, 82-41 Parsons Boulevard, Jamaica Hills

A project that would redevelop the long-vacant, nine-story hospital building at 82-41 Parsons Boulevard, in Jamaica Hills, formerly known as the Triboro Hospital for Tuberculosis and presently called the “T Building,” is slowly moving through the city’s Uniform Land Use Review Procedure (ULURP). Dunn Development Corp. is proposing a 205-unit mixed-use conversion, where 130 of the apartments would rent at bel0w-market rates through the affordable housing lottery. The remaining 85 units would be set aside as supportive housing for homeless individuals. There would also be 12,000 square feet of space for the Queens Hospital Center, located nearby, and 8,000 square feet of community facility space, DNAinfo reported. The Health and Hospital Corporation’s Board of Directors has approved the project, as well as Community Board 8. The City Council, which almost always defers to the wishes of the local council member, has not yet voted on the project. The area is represented by Council Member Rory Lancman.



331 Saratoga Avenue

Construction Wraps at Five-Story, 80-Unit Affordable-Supportive Residential Building at 331 Saratoga Avenue, Ocean Hill

Construction has wrapped up entirely and occupancy is currently underway at the five-story, 80-unit affordable/supportive housing project at 331 Saratoga Avenue, located on the corner of Bergen Street, in Ocean Hill. Photos of the completed building can be seen in a Curbed NY report. Dubbed Bergen Saratoga Apartments, it measures 74,614 square feet. It will feature 40 one- and two-bedroom apartments that will rent at below-market rates through the affordable housing lottery, in addition to 40 studio apartments that will be occupied by formerly homeless people. CAMBA will also supply social services for the building’s residents. Amenities include a library with a computer room, an outdoor recreational space with a playground, a community room with a kitchen, laundry facilities, storage for 40 bikes, and 15 off-street parking spaces. Dunn Development Corp. and the city’s Department of Housing Preservation and Development (HDP) are the developers, while SLCE Architects is behind the design. Construction on the project began in 2014.


401 Dumont Avenue

13-Story, 188-Unit All-Affordable Residential Building Planned At 401 Dumont Avenue, Brownsville

In addition to projects in Fort Greene and Mott Haven, the New York City Housing Authority has released plans for a 13-story, 188-unit all-affordable residential building at approximately 401 Dumont Avenue, located within the Van Dyke Houses complex in Brownsville. The new building, being dubbed Dumont Commons, will rent at below-market rates to individuals and families making 30 to 60 percent of area median income (AMI), according to the New York Times. The project will include an urgent care medical facility, a wellness center, and a daycare-like community facility. Dunn Development is the developer and has ground-lease the site, currently a parking lot, from the city for 60 years. Construction is expected to begin in 2017.
