When YIMBY last reported on the residential building at 41-04 27th Street in northern Long Island City, at the end of June, it was noted that the nine-story project reached its topmost point. In the two months that have passed, the concrete frame has been sheathed in a curtain wall that looks ready to receive its panel cladding. The 32-unit property, developed by Great Stone Development and designed by Tan Architect, stands at the intersection of 27th Street and 41st Avenue. In conjunction with its equally-new neighbors, the building scale makes for an appropriate transition between the dense skyscraper district of Court Square to the south, and the traditional, rowhome-lined blocks of Dutch Kills to the north.
Earlier this year, an alert YIMBY reader spotted a commercial building being transformed into a residential project in Long Island City. Today, we have a look at the planned final product.
Though the weather is cooling down, it isn’t putting a damper on new development in Long Island City. On Wednesday, a new 10-story, 102,292-square-foot mixed-use building topped out at 37-14 36th Street, located between Northern Boulevard and 37th Avenue in the Dutch Kills section of the neighborhood.
A hospitality haven is rapidly rising at the northern fringe of Long Island City, in an area that overlaps into Dutch Kills to the east and Ravenswood to the west. Despite its convenient location just minutes away from Midtown via subway, the neighborhood north of Queens Plaza was largely ignored by the city and developers for most of the 20th century. During that time, local street character ranged from quiet residential enclaves to fenced-off commercial and industrial facilities to seedy, crime-ridden nooks that the casual visitor best stay away from. Since Long Island City has become one of the city’s hottest neighborhoods, a dozen hotels sprung up within its northern portion, with several more currently in progress. Upon completion, the 10-story one at 29-12 40th Avenue, which will be run by a yet-to-be-announced operator, would bring 75 rooms to the booming neighborhood.
Brooklyn and Queens may already have more hotel rooms than they need, but developers keep building hotels in Long Island City. Last week’s crop of filings brought plans for a five-story hotel at 38-23 38th Street, between 38th and 39th avenues in the Dutch Kills section of the neighborhood.
