Extell Acquires CityPoint Site At 138 Willoughby Street, Could Be Brooklyn’s Tallest

Last week, Extell Development acquired the last development site of the CityPoint project at 138 Willoughby Street, in Downtown Brooklyn, in a $115.5 million deal. Extell is technically leasing the 21,500 square-foot site, and the developer is planning to construct a 665,000 square-foot mixed-use tower. A four-story, 65,000 square-foot retail base is part of the deal, and Washington Square Partners and Acadia Realty Trust will own that portion.

The current crop of supertalls at 111 and 217 West 57th Street aren’t yet above ground level, but Extell is already in talks for their next major development along New York’s newly-minted Billionaire’s Row, at 123 West 57th Street. YIMBY’s sources confirm that the firm has emerged as the finalist in talks for the site, comprising the Calvary Baptist Church and the Salisbury Hotel, and we have also procured massing diagrams produced by another developer that was formerly in contention for the building.

YIMBY first reported on new building permits for 1681 Third Avenue last November, when Extell filed a new job application for the site, located between East 94th and 95th Streets on the Upper East Side. We now have the reveal for the condominium tower coming to the lot, which is substantially taller than the 23-story building indicated in the first DOB filings.

Extell’s new tower coming to 250 South Street received an on-site rendering a few months ago, but now YIMBY has the first up-close look at the project, as well as a few interiors. The building will rise on the site of an old Pathmark, and while it was initially expected to be 68 stories tall, it was reduced to 56 floors on the latest DOB filings.
