Eyal Ovadia, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, seven-unit residential building at 762 Marcy Avenue, in the heart of Bedford-Stuyvesant, located four blocks from the Bedford-Nostrand Avs. stop on the G train. The structure will measure 6,925 square feet and its residential units should average 713 square feet apiece, indicative of rentals. There will be two units per floor on the ground through third floors, and a single unit on the fourth. Queens-based Gerald J. Caliendo is the architect of record. Demolition permits were filed in March to remove the 25-foot-wide site’s two-story townhouse.

Two Five-Story, Six-Unit Residential Buildings Planned at 860 East 35th Street, East Flatbush

Eyal Ovadia, doing business as an anonymous Brooklyn-based LLC, has filed applications for two five-story, six-unit residential buildings at 860-862 East 35th Street, in southern East Flatbush, located five blocks from the Flatbush Av-Brooklyn College stop on the 2/5 trains. Each building will measure 5,907 square feet, and the residential units across both structures should average a rental-sized 728 square feet apiece. They layouts are identical in each building, with a single unit on the ground floor, two units per floor on the the second and third levels, and a single unit on the fourth and fifth floors. Queens-based Gerald J. Caliendo is the architect of record. The 40-foot-wide plot is currently occupied by a two-and-a-half-story wood-framed house. Demolition permits were recently filed to knock it down.

Eyal Ovadia, doing business as an anonymous LLC, has filed applications for a four-story, two-unit residential building at 114A Marcus Garvey Boulevard, in northern Bedford-Stuyvesant, located four blocks from the Myrtle Avenue stop on the J, M, and Z trains. The 3,740 square-foot project will rise 49 feet in height on a small, 17-foot-wide lot, currently home to a garage. There will be one residential unit on the ground floor and the second unit will occupy the second, third, and fourth floors. If the 2,956 square feet of residential space is divided like so, the smaller unit will measure roughly 740 square feet and the larger one will span 2,216 square feet. Queens-based Gerald Caliendo is the architect of record.

The building will measure 4,953 square feet, and units will average a rental-sized 707 square feet. Queens-based Gerald Caliendo is the architect of record, and a two-story home must be demolished before construction begins.
