Construction Complete at 554 Fourth Avenue, Park Slope, Brooklyn

Construction is complete, and sales have officially begun for a 36-unit building at 554 Fourth Avenue, in Park Slope, Brooklyn. The site is seven blocks away from the 9^th Street Subway Station, serviced by the D, F, G, N, R, and W trains. Also nearby is the Gowanus Canal. Residents will start to occupy the 11-story structure by mid-2018. Brookland Capital is responsible for development, and Douglas Elliman’s Tavivian Team will lead sales and marketing.

Now, the Bed-Stuy-based firm has filed applications for eight stories of apartments at 15 East 19th Street, its sixth project in the neighborhood southeast of Prospect Park.

Prolific condo builder Boaz Gilad started out by developing new projects in Prospect Heights, Crown Heights, and Clinton Hill, where the market for buying condos and co-ops is pretty well-established. But the pursuit of cheaper land prices and bigger lots has pushed the Bed-Stuy based developer north and east into Bushwick. His firm, Brookland Capital, is currently working on eight buildings in the north Brooklyn neighborhood. Now they’ve filed plans for a ninth, at 99 Grove Street.

Brookland Capital is taking Prospect Lefferts Gardens and Flatbush by storm. Yesterday the Bed-Stuy-based developer filed plans for an eight-story building at 77 Clarkson Avenue, which will be its fifth new project in the area.

Three-Story Garage At 524 Halsey Street To Be Expanded Into Five-Story, 36-Unit Residential Building, Bedford-Stuyvesant

Brooklyn-based Brookland Capital, headed by Boaz Gilad, has filed applications to expand the three-story parking garage at 524-540 Halsey Street, in Bedford-Stuyvesant, into a five-story, 36-unit residential building. According to DNAinfo, the developer acquired the property for $8.2 million in December. The 31,434 square-foot property will be expanded into 38,879 square feet of residential space, which means units will average a relatively spacious 1,080 square feet apiece. Per the Schedule A, there will be seven townhouse-style triplex apartments within the first three floors. Upper West Side-based Feingold & Gregory Architects is the architect of record. The project is located within the Bedford Stuyvesant/Expanded Stuyvesant Heights Historic District, which means the Landmarks Preservation Commission must approve it.

Boaz Gilad’s Brookland Capital has filed applications for a five-story, 38-unit residential building at 652 Madison Street, in central Bedford-Stuyvesant, located 10 blocks north of the Utica Avenue stop on the A and C trains. The 26,000 square-foot structure will boast units averaging 684 square feet apiece, indicative of rentals. Feingold & Gregory Architects is designing. The 130-foot-wide development site is comprised of three tax lots, two of which are currently occupied by two-story, single-family houses. The third is vacant.

Brookland Capital had a busy day at the Department of Buildings yesterday, with filings for projects in the eastern Bed-Stuy neighborhood of Ocean Hill and yet another development in Flatbush. The eight-story building at 154 Lenox Road, highlighted here, will be the developer’s fourth in the area southeast of Prospect Park.
