Lightstone Group Tests Waters for 244-Unit Condominium Tower at 130 William Street, Financial District

The Lightstone Group is now exploring market demand for a 244-unit condominium tower at its Financial District development site at 130 William Street. The developer is abandoning previous plans, filed in March 2015, for a 50-story residential-hotel tower, The Real Deal reported. The latest building applications at the Department of Buildings have been amended to reflect the change in plans. Although the number of units don’t match reports, the latest filings detail a 61-story, 188-unit tower with 15,373 square feet of retail across the cellar through second floors. The structure would measure 386,588 square feet and rise 750 feet in height. Goldstein, Hill & West Architects is the architect of record.

Foundation Work Underway on 25-Story, 31-Unit Mixed-Use Building at 1 Beekman Street, Financial District

Foundation work is underway on the 25-story, 31-unit mixed-use building under development at 1 Beekman Street, located on the corner of Park Row in the Financial District. The work can be seen thanks to photos posted to the YIMBY Forums. In September, YIMBY revealed renderings of the project, which is set to encompass 95,285 square feet and rise 299 feet in height to its main roof. Adding the bulkhead brings the tower’s pinnacle to 335 feet. The first four floors will contain 14,583 square feet of commercial space, with retail on the ground floor and offices on the upper three. The residential units, which will be condominiums, are spread across the sixth through 22nd floors. Urban Muse is the developer and Rogers Stirk Harbour + Partners is the design architect. SLCE Architects is serving as the executive architect and completion is expected in early 2018.


56 Fulton Street

23-Story, 120-Unit Mixed-Use Building Tops Out at 56 Fulton Street, Financial District

Construction has topped out on the 23-story, 120-unit mixed-use building under development at 56 Fulton Street, located on the corner of Cliff Street in the Financial District. Progress on the structure, including façade installation, can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the 128,540-square-foot tower stands 237 feet to its main roof, or 272 feet to the top of its bulkhead. There will be 5,865 square feet of retail space on the ground floor, followed by rental apartments, averaging 797 square feet apiece. Twenty percent of the apartments, or 24 units, will rent at below-market rates through the affordable housing lottery. The Parkland Group and Socius Development Group are the developers. Goldstein, Hill & West Architects is behind the design and completion is expected next year.


151 Maiden Lane

33-Story, 271-Key AC Hotel Now 10 Stories Up At 151 Maiden Lane, Financial District

Construction is now 10 stories above street level on the 33-story, 271-key AC Hotel, a Marriott brand, under development at 151 Maiden Lane, located on the corner of Front Street in the Financial District. The progress can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the structure will measure 139,891 square feet and stand 336 feet to its pinnacle at the top of the bulkhead. Retail space will occupy some of the ground floor and hotel rooms will be located on the third through 30th floors. LCRE Group is the developer and Pizzarotti-IBC is building the project. Peter F. Poon’s SoHo-based architecture firm is the architect. Completion is expected in the summer of 2017.


118 Fulton Street

63-Story, 483-Unit Mixed-Use Tower Rises Out of the Ground at 118 Fulton Street, Financial District

Construction is now occurring above ground level on the 63-story, 483-unit mixed-use tower under development at 118 Fulton Street, located on the corner of Dutch Street in the Financial District. The progress can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the tower, dubbed 19 Dutch, will encompass 595,140 square feet and rise 758 feet above street level. That’s a significant height increase from the summer, when a 49-story tower was planned.
