New renderings and details of 250 Water Street were revealed yesterday, depicting a mixed-use development significantly smaller in size and scope than the supertall previously speculated. Developed by the Howard Hughes Corporation and designed by Skidmore Owings & Merrill, the two-tower high rise is a bit underwhelming in contrast to the 1,000-foot-tall design that would have become the tallest structure in lower Manhattan.

Renderings from Fogarty Finger Architecture reveal a major renovation and redesign of a through-block commercial lobby at 80 Pine Street in Manhattan’s Financial District. The Rudin Family, owners and original developers of the property, commissioned the architects to complete a brighter, more inviting entry into the Class A office tower.

Nightingale Properties and Wafra Capital Partners recently launched a campaign to draw in $860 million in construction financing to redevelop an existing office building in Manhattan’s Financial District. Located at 111 Wall Street, it is estimated that redevelopment costs will max out at $1 billion.

AIG Announces New Global Headquarters at 1271 Sixth Avenue in Midtown

Insurance conglomerate AIG has officially announced the relocation of its global headquarters to 1271 Avenue of the Americas in Midtown, Manhattan. The new headquarters will span eight floors or approximately 325,000 feet.

After a brief pause in construction, work has resumed on the Marriott Residence Inn at 215 Pearl Street in the Financial District. The 38-story building comprises approximately 165,655 feet and was initially designed by Nobutaka Ashihara Architects, with whom Gene Kaufman worked to transition the project.

Located at the intersection of Nassau Street and Beekman Street, the corner lot also known as 126-132 Nassau Street, is within walking distance of Fulton Street subway station, serviced by the 2, 3, 4, 5, A, C, J, and Z trains. SL Green Realty is listed as the owner behind the applications for the future Pace University academic center and dormitory. Pace University also has an academic property at 41 Park Row.

A complete set of renderings have been revealed for the 75,000-square-foot New Market building in Lower Manhattan’s South Street Seaport. The construction is part of a massive undertaking by the Howard Hughes Corporation and Skidmore, Owings & Merrill in the South Street Seaport district. The community facility space will sit adjacent to the Pier 17 building and the Tin Building, which is currently being rebuilt and will reopen in early 2021.

LPC to Review Proposal for Revamped Pedestrian Space in Financial District

One of the first in a slew of proposals to revamp pedestrian areas surrounding the New York Stock Exchange has landed in front of the Landmarks Preservation Commission. This phase of work pertains to the construction of new concrete seating and planters near the Fearless Girl sculpture, Federal Hall, and along the intersection of Broad and Wall Street.
