Excavation, Foundations Underway at 1 Park Row in Financial District, Manhattan

Demolition is complete and below-grade work has commenced at 1 Park Row, site of a 23-story mixed-use building in the Financial District. Designed by Fogarty Finger Architects and developed by Circle F Capital, which received a $90 million construction loan from Los Angeles-based Parkview Financial last summer, the 103,000-square-foot structure will yield 58 condominiums in one-, two-, and three-bedroom configurations, along with 19,000 square feet of commercial office and retail space on the lower levels. MJM Associates Construction is the general contractor and 1 Park Row Development LLC is the owner of the property, which sits at the intersection of Park Row and Ann Street. Ancora Engineering is in charge of the support of excavation (S.O.E.) and foundations.

141 Willoughby Street’s Curtain Wall Nears Completion in Downtown Brooklyn

Curtain wall installation is wrapping up on 141 Willoughby Street, a 24-story commercial building in Downtown Brooklyn. Designed by Fogarty Finger with SLCE as the executive architect and developed by Savanna Real Estate, the 400,000-square-foot structure will yield a mix of Class A offices and lower-level retail space, and is engineered to achieve LEED certification. Gilbane Building Company and Savcon are the general contractors, Thornton Tomasetti is the structural engineer, and AKF Group LLC is the MEP engineer of the property, which rises from a trapezoidal plot bound by Willoughby Street to the south, Gold Street to the west, and Flatbush Avenue Extension to the east.

144 First Street Reaches 12-Story Pinnacle in Jersey City, New Jersey

Construction has topped out on 144 First Street, a 12-story residential building in Jersey City‘s Powerhouse Arts District. Designed by Fogarty Finger Architecture and developed by EPIRE, the 125-foot-tall structure will yield 115,000 square feet with 84 apartments ranging from studios to three-bedroom units, as well as ground-floor retail space for two tenants. WSP is the structural engineer and Molfetta Corporation is the general contractor for the project, which is bound by Provost Street to the east, 1st Street to the south, and 2nd Street to the north. BHI, the U.S division of Israel’s Bank Hapoalim, provided a $36 million construction loan for the project in January.
