RJ Capital Holdings is planning to develop an eight-story, 136,000-square-foot commercial building at 107-02 Queens Boulevard, located on the corner of 70th Avenue in Forest Hills.
The New York City School Construction Authority (SCA) has filed applications for a four-story, 51,870-square-foot expansion of P.S. 144 Col. Jeromus Remsen at 93-02 69th Avenue, in Forest Hills. The 70-foot-tall structure will feature a cafeteria in the cellar, and classrooms on the ground through fourth floors. Administrative offices will be located on the ground floor. Midtown South-based Urbahn Architects is the architect of record. The expansion will be located at 69-20 Juno Street, likely where the school’s playground currently is. The SCA also recently filed for expansions at public schools in North Corona and Gowanus.
The city’s School Construction Authority has filed applications to expand the Academy for Excellence Through the Arts campus (AEA/P.S. Q303), at 108-55 69th Avenue, in northern Forest Hills, located six blocks north of the Forest Hills-71st Av stop on the E/F/M/R trains. A new two-story, 60,065-square-foot school will be built on the site’s eastern end at 68-60 110th Street. The cellar level will host classrooms, a gymnasium, an auditorium, a cafeteria, and storage space, followed by more classrooms, a library, and addition storage space on the ground floor. The second floor will host administrative offices, classrooms, and additional storage space. Edgar Rawlings’ Lower East Side-based Rawlings Architects will be designing the building.
Queens-based Forest Hills Scenery Family has filed applications for two two-story, two-family houses at 65-17 – 65-21 110th Street, in northern Forest Hills, located seven blocks from the 67th Avenue stop on the M/R trains. One of them will measure 3,325 square feet, while the second will measure a slightly smaller 3,150 square feet, and the third will total 3,238 square feet. Across the entire development, there will be 6,475 square feet of residential space, which means units should average 1,079 square feet apiece, indicative of apartments with multiple bedrooms. Sugnam Chang’s Brooklyn-based Basic Groups Corp. is the architect of record. A 72-foot-wide assemblage of properties will be subdivided into three tax lots. A portion of the site is currently occupied by a two-story brick house, which must first be demolished.
News broke earlier this month that a developer is looking to build a 12-story mixed-use building at 107-18 70th Road, in Forest Hills, and renderings of the project have since surfaced. According to DNAinfo, the new building is being designed by Morali Architects. As previously reported, the 120-foot-tall structure would require a variance from the city as zoning currently only allows for new developments of up to 80 feet. The developer, who remains anonymous, is planning to transfer air rights to the site, which is currently occupied by a strip of single-story restaurants, known as “Restaurant Row.” The project would have ground-floor retail space with new restaurants and residential units on the upper floors. A tentative completion date is being pegged at 2019.
