Developers Acquire Stalled 16-Story, 98-Key Hotel Project at 139 Orchard Street, Lower East Side

In 2011, D.A.B. Group defaulted on the mortgage for their 16-story, 98-key hotel project at 139 Orchard Street, located on the Lower East Side. The developer eventually lost control of the site and abandoned construction on the structure, although the building topped out before work stopped. The latest development is that Fortuna Realty Group and Elk Investors won an auction to acquire the stalled-out project for $30.75 million, The Real Deal reports. Buildings applications indicate the hotel will measure 39,064 square feet. The new owners plan to finish construction on the building as a hotel. Completion is expected sometime in 2017.

Developer Moves Forward on Commercial Site at 24-30 West 39th Street, Midtown South

Fortuna Realty Group has filed permits to demolish the four five-story commercial buildings spanning 24-30 West 39th Street, in Midtown South. The hotel developer acquired 24-28 West 39th Street for $18.3 million in 2014, DNAinfo reports, although it has not yet officially acquired 30 West 39th Street. Plans for the site have not been disclosed, but the assemblage could accommodate up to 86,620 square feet of commercial space. That means a hotel, office building, or a community-facility-based project could eventually be built. A few tenants must first vacate the premises before the building can be demolished.

The 38-story, 310-key hotel will stand 415 feet tall and measure 138,458 square feet. Hotel rooms will average 447 square feet and begin on the fourth floor. The lobby, a lounge, spa, restaurant, ballroom, and meeting spaces will all be located on the lower levels. Ismael Leyva is the architect of record, and permits were filed last May to demolish an eight-story building.
