Eyal Ovadia, doing business as an anonymous LLC, has filed applications for a four-story, two-unit residential building at 114A Marcus Garvey Boulevard, in northern Bedford-Stuyvesant, located four blocks from the Myrtle Avenue stop on the J, M, and Z trains. Flushing-based Y.S.A. 91 Development Corporation has filed applications for a four-story, three-unit residential building at 653 Maple Street, on the northern end of East Flatbush, seven blocks from the Sterling Street stop on the 2 and 5 trains. The project will measure 6,050 square feet in total and contain 4,840 square feet of residential space. There will be one unit each on the ground and second floors, and one unit spanning the entire third and fourth floors. Given the spacious layouts, condominiums are most likely in the works. On Conklin Avenue, the buildings will each measure 2,740 square feet, so full-floor units there will average 1,370 square feet apiece. The structures will all measure 3,661 square feet each, with 2,771 square feet to be used for residential space in each structure. That means units will average a family-sized 1,385 square feet across the entire development.
