Four-Story, Two-Unit Townhouse-Style Project Coming To 114A Marcus Garvey Boulevard, Bedford-Stuyvesant

Eyal Ovadia, doing business as an anonymous LLC, has filed applications for a four-story, two-unit residential building at 114A Marcus Garvey Boulevard, in northern Bedford-Stuyvesant, located four blocks from the Myrtle Avenue stop on the J, M, and Z trains. The 3,740 square-foot project will rise 49 feet in height on a small, 17-foot-wide lot, currently home to a garage. There will be one residential unit on the ground floor and the second unit will occupy the second, third, and fourth floors. If the 2,956 square feet of residential space is divided like so, the smaller unit will measure roughly 740 square feet and the larger one will span 2,216 square feet. Queens-based Gerald Caliendo is the architect of record.

Four-Story, Three-Unit Residential Building Filed At 653 Maple Street, East Flatbush

Flushing-based Y.S.A. 91 Development Corporation has filed applications for a four-story, three-unit residential building at 653 Maple Street, on the northern end of East Flatbush, seven blocks from the Sterling Street stop on the 2 and 5 trains. The project will measure 6,050 square feet in total and contain 4,840 square feet of residential space. There will be one unit each on the ground and second floors, and one unit spanning the entire third and fourth floors. Given the spacious layouts, condominiums are most likely in the works. Queens-based Gerald Caliendo is the architect of record. The existing single-story home was filed for demolition this back in September.

Four Two-Story, Two-Unit Residential Buildings Filed At 221 Conklin Avenue, Canarsie

Sam Manshari, head of a Fresh Meadows-based anonymous LLC, has filed applications for four two-story, two-unit residential buildings at 1068-1070 East 98th Street and 217-221 Conklin Avenue, in Canarsie, located a block south of the Canarsie – Rockaway Parkway stop on the L train. The two buildings on East 98th Street will have 1,887 square feet of residential space each, which means full-floor units at those addresses will average 944 square feet apiece. On Conklin Avenue, the buildings will each measure 2,740 square feet, so full-floor units there will average 1,370 square feet apiece. Queens-based Gerald Caliendo is the architect of record. The L-shaped property assemblage is currently vacant.

696 East 38th Street

Three Three-Story, Two-Unit Residential Buildings Coming To 696 East 38th Street, East Flatbush

Queens-based property owner Yaniv Levy has filed applications for three three-story, two-unit residential buildings at 692-696 East 38th Street, on the southern end of East Flatbush, located eight blocks east of the Newkirk Avenue stop on the 2 and 5 trains. The structures will all measure 3,661 square feet each, with 2,771 square feet to be used for residential space in each structure. That means units will average a family-sized 1,385 square feet across the entire development. The project is relatively contextual and will rise on a 77-foot-wide vacant swath of land flanked by rowhouses on both sides. Queens-based Gerald Caliendo is the architect of record.

Jamaica-based Phoenix Home Realty has filed applications for a four-story, eight-unit residential building at 143 Woodbine Street, in central Bushwick, located three blocks from the Gates Avenue stop on the J and Z trains. The 7,515-square-foot project will have 5,414 square feet in residential space, which means units will average 677 square feet apiece. Queens-based Gerald Caliendo is the architect of record. An existing two-story home must first be demolished.
