27-Story, 120-Unit Mixed-Use Building Rises To 16th Floor At 27-21 44th Drive, Long Island City

In August of 2015, foundation work kicked off for the 27-story, 120-unit mixed-use building at 27-21 44th Drive, in the Court Square section of Long Island City. Now, the project is 16 stories above street level and rising, The Court Square Blog reports. It will eventually encompass 144,687 square feet, 5,850 square feet of which will be utilized as ground-floor retail space. The residential units above should average 883 square feet apiece, which means they could be either rental apartments or condominiums. Amenities include a 28-car garage in the cellar, bike storage space, a fitness center, a playroom, and an outdoor recreation area with an indoor lounge on the top floor. Silvercup Properties is the developer, while GF55 Partners is handling the design. Completion is expected in late 2017.



10-44 44th Drive

Construction Finishes On Eight-Story, 105-Unit Residential Project At 10-44 44th Drive, Long Island City

Back in July of 2015, the façade was being installed on Ekstein Development’s eight-story, 105-unit residential building at 10-44 44th Drive (a.k.a. 44-80 11th Street), in the Hunters Point section of Long Island City. The Court Square Blog now reports all the windows have been installed and exterior construction has been finished. The project encompasses 103,268 square feet and its rental apartments should average 757 square feet apiece. Twenty-five of the apartments – a mix of studio, one-, and two-bedrooms – will rent at below market-rates. Amenities include 36 car parking spaces on the ground floor, bike storage, laundry, a gym, residential storage space, and an open-air recreational space on the second floor. GF55 Partners designed the building. Occupancy can be expected within the next few months.


64 East 1st Street

Six-Story, Six-Unit Condominium Project Tops Out At 64 East 1st Street, East Village

In April of 2014, YIMBY reported on applications for a six-story, six-unit residential building at 64 East 1st Street, in the East Village, and construction began began on the project in August of 2015. EV Grieve now reports the structure has topped out. It now stands 60 feet above street level and measures a total 14,884 square feet. Each floor will contain a single condominium, except the ground-floor unit will have to share the floor with the residential lobby, and the sixth-floor unit will actually be a duplex apartment featuring a seventh-floor penthouse and private terrace. On average, the units will measure 2,183 square feet apiece. Dubbed 64 East, GF55 Partners is the designing the project and MGM Property Group is developing it. Completion can probably be expected later this year.


149 Kent Avenue

Seven-Story, 164-Unit Residential Building Tops Out At 149 Kent Avenue, Williamsburg

In late 2014, YIMBY revealed renderings of the planned seven-story, 164-unit mixed-use building at 149 Kent Avenue, in northern Williamsburg, located four blocks from the Bedford Avenue Station on the L train. The project has now topped out and much of the curtain wall is also installed, as seen in photos courtesy of Tectonic. The building will measure 220,996 square feet in total, 129,522 square feet of which will be residential space. That means rental units will average 790 square feet apiece. The ground floor will contain 14,588 square feet of retail space in total across three separate units. Completion is expected sometime later this year, with 20 percent of the units renting at below market-rates. Global Design Strategies is designing and L+M Development is the developer.
