The buildings will measure 4,054 square feet each. Across both, the residential units should average 1,338 square feet apiece. James V. Morri’s Staten Island-based architecture firm is the architect of record. The 100-foot-wide, 10,000-square-foot assemblage is occupied by two single-story homes. Demolition permits were filed in October.

Staten Island-based Terra Estates has filed applications for two three-story, two-family houses at 91-95 Fremont Avenue, in Grant City. That’s a neighborhood located along Staten Island’s East Shore. The houses will each measure 3,233 square feet and will host a single unit on the ground floor, followed by a second unit on the second and third floors. The apartments will likely boast family-sized configurations. Each house will come with a 300-square-foot, single-car garage. James V. Morri’s Staten Island-based architectural firm is the architect of record. The 7,500-square-foot property was occupied by a two-story house until that was demolished in 2014. The neighborhood’s Staten Island Railway station is a stone’s throw away.


20 Adams Avenue

Twin Three-Story, Two-Family Houses Coming to 20 Adams Avenue, Grant City, Staten Island

Property owner Joseph Molino, doing business as KDC of Staten Island, has filed applications for twin three-story, two-family houses at 18-20 Adams Avenue, in Grant City, located three blocks from the Jefferson Avenue station on the Staten Island Railway. Each will measure 3,970 square feet, with one residential unit on the ground floor and the second located across the second and third floors. Across both houses, the units should average a family-sized 1,546 square feet apiece. Staten Island-based Michael Deruvo & Associates Architects is the architect of record. Demolition permits were filed late last year to remove the site’s existing single-story home.


2131 Hylan Boulevard

11,000 Square-Foot Retail Project Planned At 2131 Hylan Boulevard, Grant City, Staten Island

The former Renaissance catering hall at 2131 Hylan Boulevard, in Staten Island’s south shore neighborhood of Grant City, is slated for demolition, according to Staten Island Live. The vacant two-story structure and the adjacent single-story Duane Reade will be demolished for a retail center. The property could accommodate a two-story, 11,000 square-foot commercial buildings. Architectural plans will be drawn up once Winick Realty Group chooses a specific tenant. It will include on-site parking and will be accessible from all three street fronts.
