Armout International Inc. has filed applications for a seven-story, 14-unit mixed-use building at 331 Avenue U, in Gravesend. The project will measure 16,249 square feet and rise 78 feet above street level. There will be 1,320 square feet of retail space on the ground floor, followed by 14 residential units across the second through seventh floors. The apartments should average 1,186 square feet apiece, indicative of condominiums. Shlomo Wygoda’s TriBeCa-based SWA Architecture is the architect of record. The 60-foot-wide, 6,000-square-foot site is vacant.
An anonymous Brooklyn-based LLC has filed applications to renovate and expand the two-story, two-family house at 2019 West 6th Street, in Gravesend. The project would also build two new three-story, two-family residential buildings on either side of the existing structure, at 2017 West 6th Street and 2021 West 6th Street, respectively. The existing house will see its residential space increase to 2,425 square feet, while the two new buildings will each measure 3,388 square feet. Across all three buildings, the apartments should average a family-sized 1,251 square feet apiece. Two single-car, 300-square-foot garages will also be built. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record.

The project will measure 4,986 square feet and its full-floor residential units should average 1,247 square feet apiece, indicative of condominiums. The project will measure 6,100 square feet and its full-floor residential units should average 1,167 square feet apiece, indicative of condominiums. There will be three off-street parking spaces and the apartment on the fourth floor will feature a roof deck. Nicholas Scire-Chianetta’s Brooklyn-based firm NSC Architecture is the architect of record. The 40-foot-wide assemblage consists of a single-story house and vacant lot. The Bay 50th Street stop on the D train is two blocks away.

It will include retail space in the cellar and on a mezzanine level connected to the ground floor. The residential units will be located on the second through sixth floors and should average 626 square feet apiece, indicative of rental apartments. Amenities will include six off-street parking spaces, storage for 20 bikes, a recreation room on the ground floor, laundry facilities, and a roof terrace. David Silberman’s Flushing-based firm is the applicant of record. The 2,227-square-foot property is currently vacant. The Avenue U stop on the F train is down the block.
