Mixed-Use Rehabilitation Underway At Five-Story Building At 721 St. Nicholas Avenue, Hamilton Heights

In 2012, the Landmarks Preservation Commission twice rejected redevelopment plans for the long-vacant five-story residential building at 721 St. Nicholas Avenue, located on the corner of West 146th Street in the Hamilton Heights section of Harlem. The property sits within the Hamilton Heights/Sugar Hill Historic District, which means building alterations require LPC approval. Harlem+Bespoke now reports a gut-renovation, without the expansion, is underway to transform the building into retail space and four residential units. Retail will measure 2,048 square feet on the ground floor, and full-floor units will average 1,278 square feet apiece. There will also be recreational space on the rooftop. Alexander Perros, doing business as an anonymous LLC, is developing, and MK Architecture is the architect of record. Completion is anticipated for this summer.

New York City’s First Passive House Rental Tops Out At 542 West 153rd Street in Harlem

Passive house construction is expensive, but condos built according to the energy-saving standard are becoming more common throughout New York City. Rentals, however, are still few and far between. Up in the Hamilton Heights section of Harlem, Synapse Development is working on the city’s first market-rate rental building designed to meet passive house requirements.

Six-Story, Six-Unit Residential Project Planned At 449 Convent Avenue, Hamilton Heights

Horizon Construction Inc. has filed applications for a six-story, six-unit residential building at 449 Convent Avenue, in Hamilton Heights, five blocks north of the 145th Street stop on the A and C trains. The project will eventually rise on a vacant 18-foot-wide lot and will measure 5,874 square feet in total, boasting units averaging 979 square feet apiece. Parag Mehta’s Midtown South-based PM Architecture is the applicant of record. Back in 2011, the HPD ordered an emergency demolition of the site’s former four-story, 16-unit building.


542 West 153rd Street

Seven-Story, 34-Unit Residential Project Rises At 542 West 153rd Street, Hamilton Heights

In July of 2014, YIMBY reported on applications for a seven-story, 34-unit residential building at 542 West 153rd Street, in Hamilton Heights, and now the project is under construction and four stories above street level, per Harlem+Bespoke. Synapse Development Group is developing the building, with the intention to achieve Passive House standards. Units will average 865 square feet, and East Village-based Chris Benedict is designing. Completion is currently expected in the spring of 2016.

Four-Story Townhouse Coming To 620 West 148th Street, Hamilton Heights

Great Neck-based Kalico Group has filed applications for a four-story, two-unit residential building at 620 West 148th Street, in Hamilton Heights, three blocks north of the 1 train’s stop at 145th Street. The building will measure 3,754 square feet in total, and one unit will be located on the first floor, while the second will span floors two through four. Long Island-based Sion Hourizadeh is the applicant of record. The 15-foot wide lot is currently vacant.
