Construction Tops Out on Maverick at 215 West 28th Street in Chelsea

Construction has topped out on Maverick, a two-building, 210-foot-tall residential project at 215 West 28th Street in Chelsea. Located between Seventh Avenue and Eighth Avenue, the 20-story development is designed by DXA Architects and being developed by HAP Investments, and consists of abutting buildings spanning over 300,000 square feet. The structurally identical reinforced concrete superstructures are addressed as 215-219 West 28th Street and 221-229 West 28th Street.

Construction Reaches Halfway Mark on HAP Eight, aka 215 West 28th Street, in Chelsea

Construction has reached the first setback on HAP Eight at 215 West 28th Street in Chelsea. The 20-story, 210-foot-tall residential project is being designed by DXA Architects and developed by HAP Investments, and consists of two separate buildings spanning over 300,000 square feet. The two structures are addressed as 215-219 West 28th Street and 221-229 West 28th Street.

Foundation Work Continues For “HAP Eight” at 215 West 28th Street, in Midtown

Caisson pilings and ongoing foundation work have been spotted for the site of 215 West 28th Street, on the northern edge of Chelsea. Dubbed, “HAP Eight,” the project is set to stand 20 floors and 210 feet when complete. Comprised of two adjoining buildings, the site is being designed by DXA Architects and developed by HAP investments. The lot sits directly to the north of The Fashion Institute of Technology, between Seventh and Eighth Avenues. The nearly 300,000 square-foot project will consist of two separate buildings, one addressed as 215-219 West 28th Street, and the second addressed as 221-229 West 28th Street.

Renderings Revealed for HAP NINE at 247 East 117th Street in East Harlem

HAP Investment Developers first announced 247-249 East 117^th Street in 2017 following a purchase of the build site for an estimated $3.2 million. Today, the project is known as HAP NINE, and YIMBY has a first look at the design’s renderings from Fischer + Makooi Architects.

Permits have been pre-filed for a 19-story high-rise at 65 Franklin Street in Tribeca, Manhattan. The site is right on the corner of Franklin and Broadway, less than five blocks from the 1, 2, 6, N, Q, R, W, J, and Z trains, and seven blocks from the City Hall Park. Monzer Khafagy of HAP Investments is listed as the project executive responsible for the development.

Updated Permits Filed for “HAP 7” at 4452 Broadway, Fort George, Manhattan

HAP Investment Developers has proposed updated designs for “HAP 7,” a sprawling 129-unit project in Fort George, Manhattan. Located on a corner lot at 4452 Broadway, the new, mixed-use building will rise 7 stories and contain nearly 88,000 square feet of residential area. While filings indicate a mixed-use function, the new permits do not detail an exact allocation of mixed use area.

Permits Filed for 247 East 117th Street, East Harlem, Manhattan

Permits have been filed for a 12-story mixed-use building at 247 East 117^th Street, in East Harlem, Manhattan. The project will be four blocks away from the 116^th Street Subway Station, serviced by the 4 and 6 trains. HAP Investment Developers will be responsible for development.

Updated Design For 221 West 28th Street, HAP’s Chelsea Project

That was sacrificed for an iteration by Karim Rashid, which was then tossed for a version by DXA Architecture, which subsequently evolved into the building’s latest format.

HAP Investments made its mark on Manhattan building splashy rental buildings in Harlem and Washington Heights. Now, the firm is pushing forward with its first major downtown project, a two-building, 290,000-square-foot residential development on West 28th Street between Seventh and Eighth avenues. They’ve filed plans for the second 21-story building in the complex, at 225 West 28th Street.

Developer Acquires Site of Planned 42-Story, 800-Unit Mixed-Use Tower at 500 Summit Avenue, Jersey City

Back in August and December of 2014, YIMBY revealed two different conceptual designs for a planned mixed-use development at 500 Summit Avenue, in the Journal Square section of Jersey City. HAP Investments has recently closed on the acquisition of the site for $26.6 million, despite false reports that the developer purchased the property in 2014, Commercial Observer reported. It was also revealed that CetraRuddy will be responsible for the design, the same firm that produced the conceptual renderings YIMBY released in 2014. Planned is a 42-story, 800-unit tower with 30,000 square feet of retail space. The entire building will encompass 916,955 square feet, and the residential units, which will be rentals, should average 981 square feet apiece. There will be a 100-car parking garage. The 80,000-square-foot site consists of a parking lot and two dilapidated, two-story residential buildings.
