When a century-old hotel at 6 Columbus Circle hit the market last month, sources told the Commercial Observer that the relatively small site could fetch $88.9 million. Now YIMBY has renderings of a 700-foot-tall mixed-use tower that could grow on the lot along West 58th Street between Eighth and Ninth Avenues.
Kuafu Properties and Shanghai Construction Group’s U.S. branch have closed on the purchase of floors 51 through 63 in MiMa, the 63-story luxury rental tower located at 660 West 42nd Street, in Hell’s Kitchen, for $260.8 million. According to Commercial Observer, the developers plan to convert those floors’ 151 rental units into an equal number of condominiums under the name of 1 MiMa. The remaining 663 rental units in the building, under ownership by Related Companies and TIAA-CREF, will not be touched. Residents in 1 MiMa will have access to the tower’s 44,000 square feet of amenities and will have an exclusive entrance. A $211.6 million loan was secured for the acquisition.
Yesterday, we told you about the progress on a rather modest Durst Organization development on the southwest corner of Eleventh Avenue and West 58th Street. Today, we’re bringing you and update on a significantly bigger project around the corner on the south side of West 57th Street between Eleventh Avenue and Twelfth Avenue.
If you’ve gone up the West Side Highway in Manhattan or up Port Imperial Boulevard in New Jersey, you’ve probably noticed the Durst Organization-developed Bjarke Ingels Group-designed Via tetrahedron. Not only is it visually striking, there has been a fair amount of press coverage. Additionally, its next-door neighbor, the high-rise Helena has been there for a decade now. But they are not the only Durst developments on the block bounded by Eleventh Avenue, West 57th Street, Twelfth Avenue, and West 58th Street.
Beijing-based Xinyuan Real Estate, doing business in the United States as XIN Development, is in contract to purchase the development site at 615 10th Avenue, between West 44th and 45th Streets in Hell’s Kitchen. A gas station currently occupies the site, but the property has over 100,000 square feet of development potential. A condominium project is planned, and the site is expected to sell for nearly $60 million.
