Construction Wraps on 19-Story, 190-Key SLS Hotel Conversion at 444 Park Avenue South, Midtown South

Construction appears to be nearly done on the 19-story redevelopment project underway at 444 Park Avenue South, located on the corner of East 30th Street in Midtown South. The construction progress can be seen thanks to photos snapped by Tectonic. The former 13-story office building has been expanded by six stories and redeveloped into a 190-key SLS Hotel. It contains 86,973 square feet of commercial space, which means the hotel suites should average 458 square feet apiece. Hotel amenities include a restaurant on the ground floor, a fitness center, meeting rooms, and an outdoor lounge on the 14th floor. Moin Development and SBE are the developers. Nobutaka Ashihara’s Financial District-based architecture firm is behind the design. Opening is expected next spring.


Westin New York Staten Island

New Details, Rendering of Lighthouse Point’s 12-Story, 175-Key Westin Hotel, St. George

Now that phase one of St. George’s Lighthouse Point project – a 12-story, 116-unit mixed-use building with residential units and commercial space at 35A Bay Street – is under construction and gaining attention, Triangle Equities is shifting focus on to the second phase. The developer has partnered with Starwood Hotel & Resorts for a 12-story, 175-key Westin hotel, which will be built adjacent and connected to one of four existing industrial buildings, the Wall Street Journal reported. The hotel, dubbed the Westin New York Staten Island, will encompass 190,000 square feet and will include 15,000 square feet of event space. Many of its luxury amenities and a restaurant will be located in the industrial building. The other three industrial buildings will be redeveloped into an additional 30,000 square feet of mixed-use commercial space. Perkins Eastman is designing and Andres Escobar is responsible for the interiors, although new building applications haven’t been filed for the hotel. Completion of the hotel is expected in 2019.


252 West 40th Street

20-Story, 290-Key AC Hotel Rises Above Street Level at 252 West 40th Street, Garment District

Construction has reached the third floor on the 20-story, 290-key four-star AC Hotel under development at 252 West 40th Street, in the Garment District section of Midtown. The construction progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits describe a structure that will eventually measure 120,489 square feet and rise 230 feet above street level. The hotel rooms will be located on the second through 18th floors and should average 415 square feet apiece. Amenities include a fitness center, a library, storage for 12 bikes, a restaurant on the ground floor, and a second restaurant on the 20th floor. OTO Development is the developer and Helpern Architects is behind the architecture. Completion can probably be expected in 2017.

Construction Underway on Ground Floor of Supertall 35 Hudson Yards

Construction is now underway on the ground floor of 35 Hudson Yards, the 72-story, 1,046,332-square-foot mixed-use building under development at the corner of Eleventh Avenue and West 33rd Street in the Hudson Yards District. The construction progress can be seen thanks to photos posted to the YIMBY Forums. The 1,009-foot-tall tower will contain retail space on the ground, second, fourth, and fifth floors, followed by office space on the eighth through 13th floors, a 217-key Equinox hotel on the 15th through 29th floors, and 137 condominium units on the 31st through 70th floors. Equinox will move their global headquarters into the office portion and will open a 60,000-square-foot fitness club in the building. Related Companies and Oxford Properties Group are the developers, and Skidmore, Owings & Merrill is the architect. Completion is expected in 2019. The developers recently negotiated the project’s $2 billion capitalization, which includes $1.2 billion of debt, Real Estate Weekly reported.
