City Planning Commission Expected to Approve Eight-Story Office Building Planned at 25 Kent Avenue, Williamsburg

In early January, the city’s Uniform Land Use Review Procedure (ULURP) kicked off for Heritage Equity Partners’ planned eight-story, 400,000-square-foot office/manufacturing building at 25 Kent Avenue, in northern Williamsburg. Now, the City Planning Commission is expected to support rezoning the block for the project, Crain’s reports. But the approval comes at the expense of the proposed neighborhood rezoning, which would establish an “Enhanced Business District” over most of the North Williamsburg Industrial Business Zone (IBZ), allowing for the surrounding blocks to be developed similar to 25 Kent Avenue. The rezoning would grant developers a boost in allowed commercial FAR in exchange for the inclusion of light manufacturing space, identical to a normal community facility FAR bonus. City Planning is expected to approve the application later this month, at which point the City Council will vote on the project. Mayor Bill de Blasio will complete the ULURP review if he decides to sign off on City Council’s pending approval. Rubenstein Partners is partnered in the project, and Gensler and Hollwich Kushner Architecture (a.k.a HWKN) is designing.

First Tower Of “Journal Squared” Tops Out At 53 Stories In Journal Square, Jersey City

Late in 2014, YIMBY reported on the ground breaking of Journal Squared’s first residential tower, located right around the corner from the Journal Square PATH station, in northwestern Jersey City. On Wednesday, Kushner Real Estate Group topped out the 53-story, 538-unit building, which stands 563 feet above street level, according to the Jersey Journal. Façade work is also now underway, and completion of the tower is expected in 2016. Once completed, Journal Squared will boast three towers and 1,838 residential units, along with 36,000 square feet of retail and restaurant space. The second tower to rise will stand 70 stories and the final tower will top out at 60 stories. HWKN is the design architect, while Handel Architects is serving as the architect of record.

In October 2014, YIMBY reported on the ground breaking of a 54-story, 538-unit residential tower in the heart of Jersey City’s Journal Square neighborhood. The building, the first within the larger Journal Squared project, now stands 19 stories tall, and is slated for completion in mid-2016, per The Jersey Journal. The other two towers will stand 60 and 70 stories, containing 600 and 700 additional residential units respectively. Kushner Real Estate Group is developing, while HWKN and Handel Architects are designing.
