Hello Living Acquires 4650 Broadway for $55 Million, Releases New Renderings

Hello Living’s first foray into Manhattan development will be a pricey one. The Brooklyn-based full-service real estate development firm announced earlier this week their plans to acquire 4650 Broadway in Inwood. If that address rings a bell, it’s because FBE Limited purchased the site this past spring from Acadia Realty Trust for $26 million. At $55 million, Hello Living paid more than twice that for 370,039 buildable square feet.

Permits have been pre-filed for a thirty-story mixed-use building at the waterside 3875 9th Avenue in Inwood, Manhattan. The site is two blocks away from the 207th Street subway station, serviced by the 1 train, and four blocks from the 207th Street subway station, end of the line for the A trains. Maddd Equities is listed as behind the applications.

Renderings Revealed for The Eliza, Library & Affordable Housing at 4790 Broadway, Inwood

Large developments don’t often come to the blocks of Broadway as it snakes through Upper Manhattan, but today YIMBY has an update on 4790 Broadway, which we first covered back in January of 2017. Since then, the City has moved forward with development plans, selecting Fogarty Finger and Andrew Berman Architects to design the project, now revealed through official renderings.

Permits Up, Renderings Revealed for 1769 Fort George Hill, Inwood, Manhattan

Permits have been filed for a 12-story mixed-use affordable housing facility at 1769 Fort George Hill, in Inwood. The structure would be an improvement from the site’s current situation. Residents have complained that the parking on the vacant lot has expanded without permits, and been used for commercial parking and a car wash. South Bronx Overall Economic Development Corporation (SoBro) will be responsible for the development.

City Launching Plans for New Inwood Library with Affordable Housing Component at 4790 Broadway

The city’s Department of Housing Preservation and Development (HPD) is partnering with the New York Public Library and the Robin Hood Foundation to explore redevelopment opportunities at 4790 Broadway, the site of the two-story Inwood Library, The Real Deal reported. A new building would retain the existing library and 100 percent of its residential units would be designated as affordable, although the scale of the project is unclear. The city will launch a request for proposals once workshops, where community members can give input, are held later this month. The proposal will have to be approved through the city’s Uniform Land Use Review Procedure (ULURP).

City Council Votes Down Rezoning for 15-Story Inwood Apartment Building at 4650 Broadway

After two weeks of haphazard fits and starts and a confrontational protest with tenant activists, City Council Member Ydanis Rodriguez and the City Council Land Use Committee unanimously disapproved a plan to rezone the corner of Broadway and Sherman avenues, which would have paved the way for the construction of a 15-story apartment building known as Sherman Plaza.

Developers Plan 48,000 Square-Foot Retail Redevelopment At 410 West 207th Street, Inwood

In December, Taconic Investment Partners and Cogswell-Lee Development Group acquired the ground-lease of 410 West 207th Street, in Inwood. According to Commercial Observer, the developers plan to redevelop the property into commercial-retail space. The site is currently occupied by a single-story, 34,000 square-foot vacant supermarket, formerly a Pathmark. The structure will be renovated to accommodate a new 20,000 square-foot supermarket and multiple smaller retailers. In addition, a 14,000 square-foot retail annex will be built on a section of the parking lot. When construction is completed later this year, parking will be reduced from 200 to 120 car spaces. The property can accommodate a 240,000 square-foot residential development with retail space, although plans for such proposal are not finalized. It sits a stone’s throw away from the 207th Street stop on the 1 train.

215th Street Pedestrian Staircase Opens Following Its Reconstruction, Inwood

The newly redesigned and constructed 215th Street staircase in Inwood – which connects pedestrians at Park Terrace East to Broadway and West 215th Street, sitting 50 feet below – is expected to open today after two years of construction. According to Curbed NY, WXY Studios designed the staircase, which is essentially being treated like public park space. The passageway features new vegetation, cobblestone paths, new stairs, and a bike channel. Two lampposts from the original staircase, built in 1911, were incorporated into the renovations since they’re designated city landmarks. The city’s Department of Design and Construction was behind the project.

Small Development Site Up For Grabs At 89 Cooper Street, Inwood

Helm Equities Cooper LLC has placed their single-story retail building at 85-95 Cooper Street, in Inwood, on the market for $4.25 million, according to DNAinfo. GFI Realty Services is marketing the site, which boasts 13,132 square feet of development potential, the equivalent of a seven-story building on the property.

NYC FC Looking Into Building Stadium at Columbia’s Inwood Complex

New York Times reports New York City F.C. is exploring the potential to build a new mixed-sport stadium at the site of Columbia University’s existing 17,000-seat stadium at 5101 Broadway, in Inwood. The soccer club has been searching for a location for their new stadium, and the Inwood possibility could be as large as 25,000 seats costing $400 million. Plans are only in the exploratory stage.
