Façade installation is underway on the topped-out 19-story, 57-unit mixed-use building under development at 210 East 39th Street, in Murray Hill. The latest building permits indicate the structure encompasses 67,573 square feet and rises 185 feet above street level, not including the bulkhead. There will be 7,929 square feet of office space on the ground through third floors for a “philanthropic non-profit institution,” per the Schedule A. The residential units, rentals, should average 893 square feet apiece. Eighteen percent of them (10 units) will rent at below-market rates through the affordable housing lottery. CBSK Ironstate — comprised of SK Development, CB Developers, and Ironstate Development — is the developer. Rawlings Architects is the behind the architecture. Completion is expected in early 2017.


221 West 29th Street

21-Story, 95-Unit Mixed-Use Building Tops Out at 221 West 29th Street, Chelsea

Since it was two stories above street level in early June, the 21-story, 95-unit mixed-use building under construction at 221 West 29th Street, in northern Chelsea, has topped out, as seen in photos posted to the YIMBY Forums. The structure measures 105,337 square feet and rises 210 feet above street level, not including the bulkhead. There will be 671 square feet of retail space, big enough for a single store, followed by residential units on the second through 21st floors. The apartments will be rentals, averaging 828 square feet apiece, of which 19 (20 percent of the total) will rent at below-market rates through the affordable housing lottery. CBSK Ironstate — a team comprised of SK Development, CB Developers, and Ironstate Development — is  the developer. Goldstein, Hill & West Architects is behind the architecture. Occupancy is expected in 2017.


100 Monitor Street

Five-Story, 308-Unit Mixed-Use Building Approved at 100 Monitor Street, Jersey City

Last week, the Jersey City Planning Board approved plans for a five-story, 308-unit mixed-use project at 100 Monitor Street, located on the corner of Johnson Avenue in the city’s Communipaw section. The building will include 2,980 square feet of ground-floor retail space and 8,000 square feet of office space, the latter of which will be leased to the Jersey City Redevelopment Agency, Jersey Digs reported. The residential units will be rentals and amenities will include an 85-car parking garage, a fitness center, a pool, and a landscaped garden. Ironstate Development and Landmark Developers are developing the building. The site is an assemblage of six vacant lots and groundbreaking is scheduled for early 2017.


90 Christopher Columbus Drive

Financing Secured for 50-Story, 539-Unit Residential Tower at 90 Christopher Columbus Drive, Jersey City

Ironstate Development and Panepinto Properties have landed $155.83 million in construction financing for their planned 50-story, 539-unit residential tower at 90 Christopher Columbus Drive (dubbed 90 Columbus), in downtown Jersey City. The tower will host rental apartments ranging from studio to three-bedroom configurations, averaging 789 square feet apiece, Real Estate Weekly reported. Amenities will include a swimming pool, children’s play areas, sports and entertainment rooms, residential lounges, and a library. The tower is the last phase of a multi-building complex, which includes the recently completed 50-story residential tower 70 Columbus and the 12-story, 152-key Marriott Residence Inn at 80 Columbus. Gwathmey, Siegel, Kaufman and Associates is behind the architecture. Foundation work is currently underway and completion is expected in 2018.
