Six-Story, Two-Unit Residential Project Gets Façade At 327 East 9th Street, East Village

Icon Realty’s six-story, two-unit residential building under construction at 327 East 9th Street, in the East Village, is now receiving its façade, per EV Grieve, after a long three years of construction. The project topped out earlier this year and measures its full 7,200 square feet. According to the Schedule A, units should measure roughly the same area. Issac & Stern Architects is behind the design.


100 Avenue A

Eight-Story, 44-Unit Mixed-Use Building Now Rising At 100 Avenue A, East Village

In the beginning of September, concrete and rebar rose from the ground at 100 Avenue A, in the East Village, where Ben Shaoul initially planned a six-story, 29-unit residential building with retail space. EV Grieve points out the building has climbed to an unexpected seventh floor, and, per the DOB, an eighth floor is on the way. The building will now contain 44 residential units, averaging 735 square feet, and Blink Fitness is expected to take 12,000 square feet on the ground floor. Issac & Stern Architects have designed the project, and completion is expected next year.


2269 First Avenue

Construction Underway At 2269 First Avenue, Nine-Story, 90-Unit Redevelopment, East Harlem

In May of 2014, YIMBY revealed renderings of the mixed-use redevelopment of the dilapidated five-story former school building at 2269 First Avenue in the East Village, and now construction is underway, per Harlem+Bespoke. The existing 69,093 square foot building will be expanded by 25,000 square feet and four stories, and will contain 90 residential units and 3,995 square feet of ground-floor retail space once complete. Acuity Capital Partners is developing, and Issac & Stern Architects is designing.


235 Hawthorne Street

Nine-Story, 16-Unit Residential Building Filed At 235 Hawthorne Street, Prospect Lefferts Gardens

Earl Roberts, operating as an anonymous LLC, has filed applications for a nine-story, 16-unit residential building at 235 Hawthorne Street, in Prospect Lefferts Gardens, right around the corner from the Winthrop Street stop on the 2 and 5 trains. The building will total 17,797 square feet, which means units will average 1,112 square feet apiece, possibly indicative of condos. Issac & Stern Architects is designing, and a 2.5-story house must first be demolished.


627 Greenwich Street

12-Story, 29-Unit Mixed-Use Conversion Planned At 627 Greenwich Street Factory, West Village

Last year, Brack Capital Real Estate acquired the 12-story former factory building at 627 Greenwich Street, in the West Village, for $105 million, and now the developer is converting the building into 29 condominiums. The latest plans, filed this past summer, have the building measuring 117,594 square feet, which includes 9,257 square feet of retail space on the ground floor for three commercial units. The 29 condos will average 3,735 square feet apiece, and Issac & Stern Architects are designing.
