Four-Story, 17-Unit Residential Building Planned at 86-57 Midland Parkway, Jamaica Estates

Queens-based property owner Jacob Ashkenazie has filed applications for a four-story, 17-unit residential building at 86-57 Midland Parkway, in Jamaica Estates. It will measure 18,189 square feet and its residential units should average 881 square feet apiece. That means either rental apartments or condominiums could be in the works. Gino O. Longo’s College Point-based architectural firm is the architect of record. The 67-foot-wide, 11,999-square-foot property is currently occupied by a two-story, single-family house. Demolition permits were filed in April. The site is located three blocks from the Jamaica-179th Street stop on the F train.


177-18 Wexford Terrace

Seven-Story, 17-Unit Mixed-Use Building Filed at 177-18 Wexford Terrace, Jamaica Heights

TCX Development has filed applications for a seven-story, 17-unit mixed-use building at 177-18 Wexford Terrace, in Jamaica Estates, located two blocks from the Jamaica-179th Street stop on the F train. The structure will encompass 17,603 square feet, of which 1,507 square feet will be designated for medical office space on the ground floor. The residential units, beginning on the second floor, should average 730 square feet apiece, indicative of rental apartments. The project will be topped by a rooftop recreational space. Frank Petruso’s Great Neck-based architecture firm is the architect of record. Demolition permits were filed in 2015 to raze the 30-foot-wide site’s two-story brick house. The project will rise directly next to another 20-unit residential building being developed by TCX Development at 177-16 Wexford Terrace.

Jamaica Estates has been largely untouched by the wave of development sweeping through the rest of Jamaica, but new buildings are rising on a small swath at the neighborhood’s southern edge. A tipster sent along these photos of a development rising at 177-16 Wexford Terrace, situated just north of Hillside Avenue between Edgerton Boulevard and Dalny Road. New building permits were approved a year ago, but construction has only reached the seventh story so far.
