Governor Andrew Cuomo has unveiled plans for a $10 billion redesign of John F. Kennedy International Airport, in Queens. Broadly, the goal of the project is to better interconnect the airport’s existing terminals and improve the flow of vehicles and people through reconstruction and expansion of roadways, Crain’s reported. There would also be a large parking garage at the center of the airport, possibly to be topped by green space. Mass-transit upgrades are also in store, including plans for a one-seat ride to Manhattan. The state’s Department of Transportation will head the construction pertaining to roadways and mass transit, while the airport is expected to be rebuilt under partnerships with airline companies and operators, including the Port Authority of New York & New Jersey.
The nonprofit Transitional Services for New York (TSINY) is set to break ground on Friday on a seven-story, 44-unit residential building at 88-39 163rd Street, in downtown Jamaica. Thirty-three of the units will be designated for patients of the organization’s mental health program and 11 will rent at below-market rates to individuals from Queens, DNAinfo reported. All of the units will be studios and should average 471 square feet apiece. The latest building permits indicate the new building will measure 28,210 square feet and rise 65 feet to its roof, not including bulkhead elements. Long Island City-based Amie Gross Architects is the architect of record. Completion is expected in spring 2018. A 5,266-square-foot, two-story house on the site was demolished in 2013.
Full renderings have been revealed of the six-story, 505-key TWA Hotel, a redevelopment of the vacant TWA Flight Center at John F. Kennedy International Airport, in Queens. A groundbreaking ceremony was also recently held for the project, Curbed NY reported. Beyer Blinder Belle is behind the design, which incorporates much of the existing airport terminal, designated an individual and interior landmark. MCR Development and JetBlue Airways Corporation, the developers, are leasing the terminal from the Port Authority of New York and New Jersey. Since the terminal is owned by the Port Authority, approval from the Landmarks Preservation Commission is not required, although the project had to pass the city’s Uniform Land Use Review Procedure (ULURP). Completion is expected in 2018.
Great Neck, N.Y.-based TCX Development has filed applications for a 10-story, 18-unit mixed-use building at 148-12 Archer Avenue, in downtown Jamaica. The project will measure 16,600 square feet and will rise 102 feet to its roof. There will be 1,492 square feet of ground-floor retail space, followed by residential units across the second through 10th floors. The apartments should average 667 square feet apiece, indicative of rentals. Juan C. DeFonseca’s Great Neck-based architecture firm is the architect of record. The 20-foot-wide, 2,000-square-foot lot is occupied by a single-story warehouse. Demolition permits were filed in August.
Four detached wood-frame houses near downtown Jamaica may bite the dust for a sizable residential building. Plans were filed last week to erect eight stories of apartments on the site where the houses currently stand, at 89-07 148th Street. The 74-foot-tall development would rise between 89th and 90th Avenues, a block west of Rufus King Park and across the street from the monolithic Queens Civil Court building. The building would have 97 apartments squeezed into 64,509 square feet of residential space, for average units measuring a rental-sized 665 square feet.
