Four-Story, 13-Unit Residential Building Filed At 87-17 Homelawn Street, Jamaica Hills

Mirza Rahman has filed applications for a four-story, 13-unit mixed-use building at 87-13 – 18-17 Homelawn Street, in Jamaica Hills, a block away from the 169th Street stop on the F train. The 12,300 square-foot building will include 1,680 square feet for a community facility in the cellar, and residential units will measure an average 815 square feet each. JLS Designs is the architect of record, and two existing single-family structures must first be demolished.


14-55 31st Avenue

Eight-Story Residential & Retail Building Planned At 14-55 31st Avenue, Astoria

Filed in May 2014, applications have surfaced for an eight-story, 33-unit mixed-use building planned at 14-55 31st Avenue, in western Astoria. At the northwest corner of 31st Avenue and 21st Street, the building will measure 27,130 square feet, which includes 2,450 square feet of retail on the ground floor. Anthony Hu’s Centennial Astoria is developing, and JLS Designs is the architect of record. Demolition began earlier this year on two existing wood-framed townhouses at Nos. 14-53 and 14-57.


37-08 34th Street

42-Unit Mixed-Use Project Planned at 37-08 34th Street, Long Island City

An LLC has filed applications for a five-story, 42-unit mixed-use building measuring a total of 29,530 square feet spanning the lots 37-02 – 37-10 34th Street, in northern Long Island City. JLS Designs is designing, and a commercial retail component will amount to nearly 1,000 square feet. An existing two-story building must first be demolished.
