Development is on fire in the Mott Haven section of the South Bronx, but yesterday’s filings brought the largest ground-up project the neighborhood has seen in decades. Williamsburg-based builder Cheskel Schwimmer filed new building applications for a 25-story residential development at 198 East 135th Street, next the Major Deegan Expressway, the Park Avenue Bridge, and the Third Avenue Bridge.
Moishe Braver, of Hold Bushwick, LLC, has filed applications for a four-story, 21-unit mixed-use building at 408 Evergreen Avenue, in central Bushwick, located five blocks from the J and Z trains’ stop at Gates Avenue. The building will measure a total 18,485 square feet, and includes 2,513 square feet of health care facility on the ground floor. Residential units, averaging 880 square feet apiece, will begin on the second floor, with seven per level through the top floor. Karl Fischer is the architect of record.
Earlier this spring, YIMBY reported on a filings for a three-story, 32-unit residential building designed by Karl Fischer at 695-705 6th Avenue, in South Slope, and now developers Shiraz Sanjana and RNS Holdings have acquired the property, according to the Daily News. The site boasts 34,800 square feet of development rights, and the building on file measures 34,632 square feet, but we don’t know if Karl Fischer’s plans are still in store. Sanjana is planning condos, and the existing single-story warehouse must first be demolished.
At the beginning of 2015, YIMBY revealed renderings for HAP’s planned 10-story, 93-unit mixed-use building at 2211 Third Avenue, in East Harlem, and now the developer has broken ground on the project, Real Estate Weekly reports. In the 120,000 square-foot building, commercial-retail space on the bottom floors will measure 26,000 square feet. A community facility on the ground floor will also take up 1,000 square feet. Twenty percent of the apartments will be let at below-market rates, and Karl Fischer is designing.
Late last year, YIMBY brought you news of Rabsky Group’s 12-story, 129-rental-unit building planned at 581 Fourth Avenue, in South Slope, and then renderings surfaced of the Karl Fischer-designed structure over the summer. Now, The Daten Group is paying $24 million for the assemblage, and the 12-story building will instead have 65 condominiums. Kutnicki Bernstein Architects is replacing Fischer, and demolition of the existing low-rise structures at 575-581 4th Avenue and 189-195 Prospect Avenue will begin in the fall.
