Palace Theatre Completes 30-Foot Lift Within TSX Broadway, at 1568 Broadway in Times Square, Manhattan

Construction on TSX Broadway has reached a significant milestone with the completion of the historic Palace Theatre’s lift to its new position 30 feet above street level within the podium of the 47-story Times Square hotel tower. The engineering challenge was overseen by Urban Foundation and Engineering and used a system of 34 hydraulic jacks to hoist the 14-million-pound venue at a speed of about a quarter of an inch per hour over the span of four months. Work will now commence on PBDW Architects‘ restoration of the theater, whose new elevated position will make way for 100,000 square feet of retail space at the base of the structure.

Work continues to wrap up on 425 Park Avenue, a 47-story commercial skyscraper in Midtown East. Designed by Norman Foster of Foster + Partners for L&L Holding Company, Tokyu Land Corporation, and co-managing partner BentallGreenOak, the 897-foot-tall structure will yield 667,000 square feet of office space and a ground-floor restaurant run by world-renowned Chef Daniel Humm, proprietor of the three Michelin-starred Eleven Madison Park.

YIMBY went on a tour of TSX Broadway, a 46-story hotel that topped out last week at 1568 Broadway in Times Square. Designed by Perkins Eastman and Mancini Duffy and developed by L&L Holding Company and Fortress Investment Group, the 470-foot-tall tower will yield 550,000 square feet with a 669-key hotel, retail space, restaurants, and a cantilevering outdoor performance stage that overlooks Times Square. The property is also home to the historic Palace Theatre, which will soon be raised by Urban Foundation and Engineering. PBDW Architects is restoring the interior of the theatre, and Pavarini McGovern is the general contractor for 1568 Broadway, which is located at the corner of Seventh Avenue and West 47th Street. The project is expected to cost around $2.5 billion.

Construction has officially topped out on TSX Broadway, a 46-story mixed-use hotel tower at 1568 Broadway in Times Square. Designed by Perkins Eastman and Mancini Duffy and developed by L&L Holding Company and Fortress Investment Group, the 470-foot-tall structure will yield 550,000 square feet with a 669-key hotel, retail space, restaurants, and an outdoor performance venue that overlooks Times Square. The building will also serve as the new home of the historic Palace Theatre, which is being raised 30 feet to make room for ground-floor retail space. The project is projected to cost $2.5 billion and debut early 2023.

Designed by Norman Foster of Foster + Partners for L&L Holding Company, Tokyu Land Corporation, and co-managing partner BentallGreenOak, the 47-story building yields around 667,000 square of office space, as well as a ground-floor restaurant run by world-renowned Chef Daniel Humm, proprietor of the Three Michelin-starred Eleven Madison Park. Tishman Construction is the general contractor of the Midtown, Manhattan property, which is bound by Park Avenue to the west, East 55th Street to the south, and East 56th Street to the north. The structure is expected to achieve LEED Gold certification and debut as New York City’s first WELL-certified building.

Construction is nearing the halfway mark on TSX Broadway, a 46-story hotel at 1568 Broadway in the heart of Times Square. Designed by PBDW Architects, Mancini Duffy, and Perkins Eastman and developed by L&L Holding Company, Maefield Development, and Fortress Investment Group, the 470-foot-tall structure will yield 550,000 square feet at the corner of Seventh Avenue and West 47th Street. The project involved the nearly full demolition of the former DoubleTree Suites by Hilton and the full restoration and 30-foot lifting of Kirchoff & Rose’s 1,700-seat, 108-year-old Palace Theater. Pavarini McGovern is in charge of construction for the property, which will feature ten floors of retail space and is slated to cost around $2.5 billion with a capacity to serve 15 million annual visitors.

TSX Broadway New Superstructure Steadily Takes Shape at 1568 Broadway in Times Square, Manhattan

Construction is progressing on the new superstructure of TSX Broadway, a 470-foot-tall hotel at 1568 Broadway in Times Square. Designed by PBDW Architects, Mancini Duffy, and Perkins Eastman and developed by L&L Holding Company, Maefield Development, and Fortress Investment Group, the Midtown, Manhattan project required the partial demolition of the DoubleTree Suites by Hilton while preserving a portion of the original steel-framed podium that’s being repurposed, refurbished, and incorporated into the 21st century overhaul. The end result will be a new 550,000-square-foot tower that will include Kirchoff & Rose’s 108-year-old Palace Theater, which is being renovated and raised 30 feet to make way for ground-floor retail space. The site is located at the corner of Seventh Avenue and West 47th Street, to the east of the red TKTS stairs, and is slated to cost $2.5 billion.

$1.25B Financing Package Secured to Complete Terminal Warehouse Redevelopment in Chelsea, Manhattan

L&L Holding Company and Columbia Property Trust have successfully closed on $1.25 billion in construction financing to complete a commercial overhaul of Terminal Warehouse in Chelsea, Manhattan. Led by COOKFOX Architects, the property will eventually house a mix of Class A office suites, retail space, and dining area.

Designed by Norman Foster of Foster + Partners for L&L Holding Company, Tokyu Land Corporation, and co-managing partner BentallGreenOak, the 47-story building will yield around 667,000 square feet largely dedicated to offices, as well as a ground-floor restaurant run by Chef Daniel Humm, proprietor of the Three Michelin-starred Eleven Madison Park. The property is bound by Park Avenue to the west, East 55th Street to the south, and East 56th Street to the north, and is expected to achieve LEED-Gold certification and debut as the city’s first WELL-certified building.
