The Union Theological Seminary is working to sell air rights to Lendlease and L+M Development Partners to create a 42-story tower in Morningside Heights. Robert A. M. Stern Architects is designing the new mixed-use building, which will stand 466 feet to its pinnacle, easily making it the tallest in the neighborhood. The project is part of a $125 million rehabilitation initiative which will also include much needed renovations to the Seminary’s 119-year old campus.
When completed, Essex Crossing will be a big deal for the Lower East Side. The multi-building project is on the former Seward Park Urban Renewal Area, and will have several residential structures, as well as commercial amenities galore – from a new Essex Street Market to a Regal Cinema, a bowling alley to a medical center, gardens both beer and regular, office space, and more. A trio of affordable housing developers have been building the huge, mixed-income Navy Green project next to the Navy Yard for nearly a decade, and now the final piece—23 townhouses—is under construction. A crop of single-family homes is taking shape on Vanderbilt and Clermont Avenues between Flushing and Park Avenues, on the border of Fort Greene and Clinton Hill.
Brokelyn spotted the incoming 223 affordable units becoming available at the affordable mixed-use development dubbed Livonia Commons, with buildings at 491 Sheffield, 494 Sheffield, 494 Georgia, and 481 Williams Avenues, in East New York. L+M Dev. Partners and Dunn Dev. Corp. are the developers, and retail space will measure 16,000 square feet. Completion is expected in the beginning of 2016.
