Permits have been filed for a nine-story residential building at 45-57 Davis Street, in Long Island City, Queens. The project is just a block away from Court Square, serviced by the 7 train, and end of the line for G trains. Court Square-23^rd Street is just four blocks further, and is serviced by the E and M trains. The subways allow for a quick commute directly into Midtown Manhattan. Solomon Feder, of Brooklyn-based Velocity Framers USA, will be responsible for the development.

Financing Secured, Rendering Revealed for 25-11 49th Avenue, Long Island City, Queens

Financing has been secured for a new eleven-story conversion at 25-11 49^th Avenue, in Long Island City, Queens. The site was sold to Normandy Real Estate Partners and Keystone Equities in September 2016 for $39.1 million, at over $200 per buildable square foot. The rendering reveals their plan is to refurbish the existing two-story facility, build up eight stories along half the extant area, while using the other half of the roof for green space.

Midtown Manhattan’s New Supertalls As Seen From 252 East 57th Street’s Penthouse

Earlier last week, YIMBY got the opportunity to see the mountainous Midtown neighborhood, the rising towers in Queens, and the Upper East Side from the penthouse of 252 East 57^th Street. The full-floor apartment had two terraces on the Northwest and Southeast edges of the building, from which we were given an eye-to-eye look at several high-rises on the rise.

FXFOWLE-Designed School Revealed at 1-35 57th Avenue, Hunter’s Point South, Queens

Permits have been filed for a four-story, 612-seat public elementary school at 1-35 57^th Avenue, in Queens. The project comes as part of the redevelopment of the formerly-derelict Hunter’s Point South neighborhood, along the East River. The area has been activated over the last decade thanks to several residential towers and the HPS Park, alongside a new ferry terminal, which is just a four blocks away from the proposed school. The Vernon Boulevard Subway Station is also eleven blocks away, serviced by the 7 train. The New York City School Construction Authority will be responsible for the development.

Permits Filed For Mixed-Use Tower at 29-00 Northern Boulevard, Long Island City

Zand Development LLC has filed permits for a mixed-use high-rise at 29-00 Northern Boulevard, in Long Island City, Queens. The project is on Jackson Avenue, and would add further to the area’s rapidly Manhattanizing skyline. The site is a block away from the Queens Plaza Subway Station, serviced by the E, M, and R station. The Queensboro Plaza Subway Station is five blocks west of the address, and is serviced by the 7, N, and W trains.

Rockrose’s 54-Story Eagle Electric Redevelopment at 43-22 Queens Street Nears Completion, Long Island City

It’s no longer just a rendering; the 54-story Eagle Electric Factory’s redevelopment at 43-22 Queens Street almost has its full façade, as construction nears the finish line. YIMBY last reported on the project one year ago, when construction had reached the 18^th floor. Now, the tower isn’t far off from releasing its 790 new rental apartments, which average 763 square feet apiece. Rockrose Development is responsible for development.

Permits have been filed for a six-story mixed-use building at 39-25 27th Street in Long Island City, Queens. The site is a dozen blocks from the East River waterfront, and five blocks away from 39th Avenue subway station, serviced by the N and W trains. Astoria-based Anthony Cucich will be responsible for the development and design.

Renderings Revealed for Paper Factory Hotel in Long Island City, Queens

Renderings by DHD Architecture and Interior Design have revealed their proposed six-story rooftop addition to a five-story building at 37-06 36^th Street, in Long Island City, Queens. The images depict a slick metal façade, matching the painted black of the bricks on the lower floors, while contrasting with the white-red design of the existing structure.

Plaxall Announces Major Plans to Rezone Long Island City’s Anable Basin Waterfront, Yielding Towers Up to 695′

The Queens waterfront has seen substantive improvements over the past decade, with construction on TF Cornerstone’s East Coast Long Island City complex wrapping in 2014, and additional work on Hunters Point South by both TFC and Related Companies progressing since. But to the north of those projects, the urban fabric along the East River and its tributaries has remained underutilized. That may not be the case for much longer, as plastics company Plaxall has submitted plans to create a new special district along Anable Basin. The proposal would result in skyscrapers up to 695′ in height, yielding new housing, hundreds of light industrial jobs, a multi-level public esplanade, and a new public school.

Permits Filed for Hotel at 38-22 and 38-26 11th Street, Long Island City

Permits have been filed by an anonymous LLC for a hotel on two lots, at 38-22 and 38-26 11th street, in Long Island City, Queens. The area is popular for hotel construction, and is located just a third of a mile from the 21^st street – Queensbridge station, the first stop on the F train as it arrives from Manhattan. Stations serviced by the E, M, and 7 trains are also nearby, as is the burgeoning Hunters Point, which boasts MoMA PS1, Gantry Plaza State Park, and waterfront views of Midtown Manhattan.
