Excavation Underway for 15-Story, 99-Unit Mixed-Use Project at 42-20 27th Street, Long Island City

Back in November of 2015, renderings were revealed of the planned 15-story, 99-unit mixed-use building planned at 42-20 27th Street, in the Queens Plaza section of Long Island City. Now, excavation is ongoing at the site, The Court Square Blog reports. It was previously reported the project would rise 18 stories and contain 195 rental apartments, but filings were never updated to reflect those figures; they still detail a 15-story, 99-unit project. The structure will encompass 141,077 square feet, of which 20,304 square feet will be designated for ground-floor retail. The residential units should average 1,160 square feet apiece, indicative of condominiums. Amenities listed in the Schedule A include a 573-square-foot bicycle storage room, private residential storage, and an inner courtyard. Rabsky Group is the developer, with ODA New York behind the design. Completion is expected in spring 2018, per on-site signage.


38-01 Queens Boulevard

Reveal for Nine-Story Multi-Use Commercial Building Planned at 38-01 Queens Boulevard, Long Island City

In December 2015, Curbcut Urban Partners and Platinum Realty Associates acquired, for $12.07 million, the two-story industrial building at 38-01 Queens Boulevard, in the Dutch Kills section of Long Island City. A rendering of the planned nine-story, 146,000-square-foot multi-use commercial building has now been revealed, via the Wall Street Journal. The project will include office space, retail, and a large amount of community facility space that will be able to accommodate medical offices, nonprofits, and other community-related tenants. The commercial building will also feature amenities like a rooftop deck and terraces. The developers plan to both lease and sell, as commercial condos, the space in the building. SBLM Architects is responsible for the design. Demolition permits were filed in January to knock down the existing building.


29-26 Northern Boulevard

Foundation Work Underway for 43-Story, 467-Unit Mixed-Use Tower at 29-26 Northern Boulevard, Long Island City

Back in April of 2014, YIMBY revealed renderings for a 45-story, 415-unit mixed-use building at 29-26 Northern Boulevard (a.k.a. 29-22 & 29-32 Northern Boulevard), in the Queens Plaza section of Long Island City. Excavation began in the summer of 2015 and foundation work is now well underway, The Court Square Blog reports. The project has also seen slight revisions to its design. The latest filings detail a 43-story, 500,302-square-foot mixed-use tower that will stand 481 feet above street level. There will be 11,372 square feet spread across parts of the cellar, ground, and second floors. The project’s 467 residential units will be located on the second through 41st floors, averaging a rental-sized 791 square feet apiece.

11-17 47th Road

Four-Story, Seven-Unit Residential Building Planned at 11-17 47th Road, Long Island City

Bayonne, N.J.-based Chafia Capital Partners has filed applications for a four-story, seven-unit residential building at 11-17 47th Road, in the Hunters Point Section of Long Island City. The structure will measure 7,022 square feet, and its residential units should average 713 square feet apiece, indicative of rental apartments. There will be two apartments per floor, except for the fourth floor, which will host a single unit. That unit will also feature private rooftop space. Charles Diehl’s Brooklyn-based architecture firm is the architect of record. Permits were filed back in 2011 to demolish the existing 25-foot-wide, two-story townhouse.


38-15 9th Street

14-Story, 198-Key Red Lion Hotel Filed at 38-15 9th Street, Long Island City

Brooklyn North Capital has filed applications for a 14-story, 198-key hotel at 38-15 9th Street, in the Ravenswood section of Long Island City, located six blocks from the 21st Street-Queensbridge stop on the F train. The new 82,586-square-foot building would rise on a 124-foot-wide, 12,483-square-foot assemblage located mid-block. Red Lion Hotels Corporation will operate the hotel, according to The Real Deal. The hotel rooms will be located between the second and 13th floors, with amenities hosted on the remaining levels. Specifically, the cellar will contain a fitness center, banquet rooms, and accessory office and storage space; the ground floor will host a coffee shop, a restaurant/bar with outdoor seating, and storage for six bikes; finally, there will be another outdoor bar on the 14th floor. Completion of the building is expected in 2019. Five two-story brick apartment buildings – spanning 38-15 – 38-23 9th Street – must first be demolished.
