Ariel Property Advisors is marketing the property, and the land boasts 145,000 square feet of building potential. Zoning accommodates for a mix of commercial uses with retail at street level.

“11th Street Condominiums LLC” has filed applications for a seven-story, 42-unit residential building spanning the lots of 46-14 – 46-20 11th Street, in Long Island City. The project will total 40,035 square feet of residential space, and if the LLC’s name hints anything, condominiums will average roughly 950 square feet. Raymond Chan is designing, and an existing two-story warehouse must first be removed.

An existing single-story commercial building must first be demolished.

In March, YIMBY revealed plans for an 88-unit condominium development at 21-21 44th Drive, in Long Island City, but Crain’s Business is reporting a change of plans. Norvin Healthcare Properties recently acquired the development site for $66 million, and now a two-story, 45,000 square-foot ambulatory care facility is in the works. NYU Langone Medical Center has agreed on a 31-year lease with Norvin, and an existing two-story building must first be demolished.
