Permits Filed for 1 Park Row, Financial District, Manhattan

Permits have been filed by an anonymous LLC for a new three-story commercial building at 1 Park Row, in the Financial District. The site is in a prime location for retail, with proximity to the Fulton Street Station, the World Trade Center’s Oculus transit hub, as well as several other subway stops for just about every subway line that runs through Manhattan. The site is right on the southern tip of Steven Flanders Square, home to City Hall.

Permits Up, Renderings Revealed for 1769 Fort George Hill, Inwood, Manhattan

Permits have been filed for a 12-story mixed-use affordable housing facility at 1769 Fort George Hill, in Inwood. The structure would be an improvement from the site’s current situation. Residents have complained that the parking on the vacant lot has expanded without permits, and been used for commercial parking and a car wash. South Bronx Overall Economic Development Corporation (SoBro) will be responsible for the development.

Construction Wraps on 60 Fulton Street, Financial District

Construction is wrapping up on 60 Fulton Street, with the leasing gallery opening mid-October. Hill West Architects are responsible for the design, and the the 23-story tower has been dubbed “Exhibit,” in recognition of the curated photographic art exhibition on permanent display throughout the lobby, hallways, and amenity areas.

New Renderings for Passive House Project at 211 West 29th Street, Chelsea

Last April, YIMBY reported on filings for new apartments at 211 West 29^th Street, Chelsea. Now Curbed has a rendering of the design by ZH Architects, and updates about the structure, which is being developed by Alex Bernstein. The building is set to be Manhattan’s second-tallest to satisfy passive house standards, which require minimal energy output to maintain comfortable internal temperatures.

Permits Filed for 547 West 47th Street, Hell’s Kitchen, Manhattan

A Lexus service building is about to meet the wrecking ball for a mixed-use residential project, complete with its own automotive showroom. Permits have been filed for the twelve-story structure at 547 West 47^th street, in Hell’s Kitchen. The site is one avenue east of the Hudson River Greenway, and three avenues west from the 50^th street subway station, serviced by the A, C, and E trains.

1399 Park Avenue Nears Topping-Out in East Harlem, Manhattan

One of the largest new developments in East Harlem is now making substantial headway at 1399 Park Avenue, on the corner of East 104th Street, as shown in the latest progress photos by Tectonic. Heritage Real Estate Partners report that the structure will be topping out soon. Window installation is expected to start by mid-January, but the concrete exterior seen now will likely remain about the same through completion, judging by the renderings.

Permits Filed for 347 Lexington Avenue, Murray Hill, Manhattan

Permits have been filed for a new 20-story hotel in Murray Hill, Manhattan. The site, at 347 Lexington Avenue on the corner of East 40th Street, is just a few blocks away from Grand Central Terminal, serviced by the 4, 5, 6, 7, shuttle to Times Square, and the Metro-North railroad trains.

Robert A.M. Stern-Designed 250 West 81st Street Rises Above Ground, Upper West Side

While the Upper West Side rarely sees new developments, a few blocks in the upper 70s and lower 80s have recently sprouted several modestly-sized but impeccably-designed towers. Now, another is in the works, as Alchemy Properties and Carlyle Group’s 18-story condominium project at 250 West 81^st Street has risen above ground. The building will be yet another attractive, masonry-clad high-rise designed by Robert A.M. Stern Architects.

34-Story Condo Tower at 360 East 89th Street Nearly Complete, Upper East Side

The Upper East Side is no stranger to new luxury high-rise apartment buildings, but with the completion of Second Avenue’s Q train, they’re seemingly getting bigger. Now, 360 East 89^th Street is nearly ready to open, as shown by the latest photos from Tectonic.

First Glimpse at Gene Kaufman-Designed 76 8th Avenue, Meatpacking

It’s been almost two years since we last checked in on 76 8^th Avenue, on the corner of West 14th Street in the Meatpacking District. A few aspects of the building have changed since YIMBY’s last report. Mainly, it will now be a ten-story building, not twelve. This means the project will lose 7,000 square feet, reducing the total area to 30,000 square feet. And now, we have a first glimpse at renderings.
