Developer Acquires Large Manufacturing Site At 23-30 Borden Avenue, Long Island City

Developer Atlas Capital Group LLC, which done work across the country, has acquired the 276,705-square-foot warehouse at 23-30 Borden Avenue, in southern Long Island City, for $48 million. Bloomberg Business reports the warehouse serves as the home of Fresh Direct LLC, an online grocer, although the company will soon move to a new location currently being constructed in the Bronx. The Long Island City site is located within a manufacturing zone (M3-2) and currently yields 129,847 square feet of additional development rights under current zoning. But that could change if the developer initiates a zoning change or if the city moves forward with a general rezoning of the area, which could possibly allow for residential units to be built in this industrial section. Who is behind Atlas Capital Group, LLC? That will remain a mystery until the sale is complete.


12 Franklin Street

Developer Acquires Commercial Property Within Proposed Williamsburg Enhanced Business District

Simon Baron Development has acquired the two-story commercial property at 12 Franklin Street, in southern Greenpoint, for $24 million, according to The Real Deal. Located six blocks from the Nassau Avenue stop on the G train, the property is within the proposed Enhanced Business District, which would allow developers to trade light manufacturing space for extra office space in the North Williamsburg Industrial Business Zone. Before proposing to build anything, Baron is waiting to see how well the proposed rezoning works. Under current zoning, the property could accommodate a new 55,500 square-foot commercial building, or if community facility space is included, a 133,320 square-foot building.


2325 Hollers Avenue

Four-Story, 152,000 Square-Foot Commercial Warehouse Filed At 2325 Hollers Avenue, Eastchester

An anonymous LLC based in Midtown South has filed applications for a four-story, 151,874 square-foot warehouse building at 2325 Hollers Avenue, in Eastchester, an industrial neighborhood located in the North Bronx. The block is zoned for medium manufacturing uses, and commercially rentable space in the structure would total 100,279 square feet. Jack Wilbern’s Virginia-based Butz Wilbern LTD is the applicant of record. The assembled lots are vacant with the exception of an auto shop located on the corner.


Building 77

Commercial Renovation Underway At Brooklyn Navy Yard’s 16-Story, One-Million Square-Foot Building 77

Back in July, details were revealed of the planned renovation of Brooklyn Navy Yard’s Building 77 — a 16-story, one million-square-foot industrial building — and now Brownstoner reports work is well underway. Retail space is planned on the ground floor, along with a 60,000 square-foot public food hall, and the floors above will be leased to commercial and manufacturing tenants. Beyer Blinder Belle and Marvel Architects are designing the city-funded project, which is expected to open for business in the second half of 2016.


28-24 119th Street

Four-Story, 8,125-Square-Foot Warehouse Planned At 28-24 119th Street, College Point

Property owner Xiang Jin Guo, doing business as GXTT Realty Inc, has filed applications for a four-story, 52-foot-tall warehouse building at 28-24 119th Street, in the southern end of College Point (near downtown Flushing). The building will measure 8,125 square feet, and accessory office space will occupy the top floor, with warehouse operations on the lower levels. Chelsea-based JWC Architect Engineer is the applicant of record. The site’s old two-story home was demolished in 2008.
