A parking garage in Melrose, in the South Bronx, is about to give way to a large affordable residential project with a charter school. And we have the first look at the project at 600 East 156th Street, which is currently making its way through the city rezoning process.
An anonymous Brooklyn-based LLC has filed applications for a six-story, 12-unit residential building at 373 East 157th Street, in the South Bronx’s Melrose section. The project will measure 10,083 square feet and its residential units should average 641 square feet apiece, indicative of rental apartments. Amenities include laundry facilities and bike storage. Luis Depasquale’s Cronton-on-Hudson,N.Y.-based firm LMD Architect is the architect of record. The 2,493-square-foot lot is currently occupied by a two-story brick building. Demolition permits haven’t been filed. Metro-North Railroad’s Melrose station is located five blocks north.
YIMBY revealed renderings and reported on new building applications last year for La Central, a five-building, 992-unit mixed-use development planned on an assemblage of vacant lots at 430 Westchester Avenue, in the South Bronx’s Melrose section. The project required approval via the city’s Uniform Land Use Review Procedure (ULURP). That process was nearly completed on Wednesday, when the City Council voted to approve the proposal, the Daily News reported. Mayor Bill de Blasio still has to sign off on it. Assuming his honor does, construction would be carried out in two phases, with the first phase to be completed in 2018 and the second in 2019. The buildings will range from eight to 25 stories and all 992 apartments will be designated as affordable or supportive housing. The majority will rent at below-market rates through the affordable housing lottery, although 160 will be supportive units. Over 45,000 square feet of retail is planned, as well as 30,000 square feet of community facilities.
Affordable housing projects are cropping up on vacant lots all over the South Bronx, and today’s development will rise at 294 East 162nd Street, between Morris and Teller avenues in Melrose.
Omni New York has filed applications for a 15-story, 154-unit mixed-use building at 2956 Park Avenue, in Melrose, located five blocks from the 149th Street-Grand Concourse stop on the 2, 4, and 5 trains. The structure will encompass 143,318 square feet and will feature 4,566 square feet of community facility space on the ground floor. The building will feature affordable residential units, although its not known how many of the units will rent at below-market rates and/or will be subsidized, according to The Real Deal. The residential units should average 933 square feet apiece, which means the apartments will probably be geared towards families. Amenities in the building will include a recreational room, storage space for bikes, and laundry facilities. Mark Ginsberg’s TriBeCa-based Curtis + Ginsberg Architects is the architect of record. The site, which is located on the corner of East 151st Street, is vacant.
