Ten-Story Hotel Over Halfway Up at 29-12 40th Avenue in Northern Long Island City

A hospitality haven is rapidly rising at the northern fringe of Long Island City, in an area that overlaps into Dutch Kills to the east and Ravenswood to the west. Despite its convenient location just minutes away from Midtown via subway, the neighborhood north of Queens Plaza was largely ignored by the city and developers for most of the 20th century. During that time, local street character ranged from quiet residential enclaves to fenced-off commercial and industrial facilities to seedy, crime-ridden nooks that the casual visitor best stay away from. Since Long Island City has become one of the city’s hottest neighborhoods, a dozen hotels sprung up within its northern portion, with several more currently in progress. Upon completion, the 10-story one at 29-12 40th Avenue, which will be run by a yet-to-be-announced operator, would bring 75 rooms to the booming neighborhood.

13-Story, 48-Key Mixed-Use Hotel Project Filed at 79 Eldridge Street, Lower East Side

North Bergen, N.J.-based Nehalkumar Gandhi has filed applications for a 13-story, 48-key hotel at 79 Eldridge Street, on the Lower East Side. The structure will measure 19,279 square feet. The ground floor will host the hotel lobby and a reception area, and hotel rooms will be located through the 12th floor. Individual hotel rooms should average 310 square feet apiece. On the 13th floor, there will be 1,243 square feet of space for a community facility. Amenities include a fitness center and bike storage. Michael Kang’s Flushing-based architectural firm is the architect of record. The filings come after a different developer submitted plans in March for a slightly smaller hotel. That one would have contained 10 stories and 38 hotel rooms. The 25-foot-wide, 2,500-square-foot property is currently vacant.

Yesterday, we told you about a hotel coming to a commercially zoned patch of western Crown Heights. Now, YIMBY has spotted plans for another hotel in the midst of a residential area, but this one is headed for the border between Ocean Hill and Brownsville in eastern Brooklyn. Developer Nehalkumar Gandhi has filed building applications for a six-story hotel at 1668 Eastern Parkway, at the corner of Prospect Place.

Five-Story, 72-Key Hotel Planned at 1122 Southern Boulevard, Longwood

Nehalkumar Gandhi, doing business as North Bergen, N.J.-based Ratan Realty, has filed applications for a five-story, 72-key hotel at 1122 Southern Boulevard, in the West Bronx’s Longwood section. The structure will encompass 24,826 square feet. The hotel rooms will be located on the cellar through fifth floors, and guest amenities include laundry facilities, a breakfast area, a fitness center, storage space for two bikes, and 10 off-street parking spots. Michael Kang’s Flushing-based architectural firm is the architect of record. The 100-foot-wide, 10,000-square-foot property is currently occupied by a single-story warehouse. Demolition permits were filed in December. The site is located three blocks from the Simpson Street stop on the 2 and 5 trains. The developer also has plans for two other hotel projects in the Bronx, one at 150 East 185th Street and another 1164 Wheeler Avenue.

Two Six-Story, 88-Unit Extended-Stay Hotels Filed at 150 East 185th Street, Belmont

Nehalkumar Gandhi, doing business as North Bergen, N.J.-based Ratan Realty, has filed applications for two six-story, 88-unit extended-stay hotels at 510 East 185th Street, in the West Bronx’s Belmont section. One of the buildings will measure 43,895 square feet while the other will measure 53,340 square feet. Across both, there will be a total of 121 hotel rooms located on the ground through third floors, and 55 apartment-hotel units located on the fourth through sixth floors. Amenities include off-street parking for 20 cars, storage for 34 bikes, laundry facilities, meeting rooms, fitness centers, and breakfast areas in the cellars. Michael Kang’s Flushing-based architectural firm is the architect of record. The 21,411-square-foot site, bound by Bassford and Bathgate avenues and East 185th Street, is currently occupied by a single-story warehouse. Demolition permits were filed in April. The site is six blocks south of Metro-North Railroad’s Fordham station.
