Rendering Revealed as Financing Secured for 12-Story, 91-Unit Residential Project At 329 East 132nd Street, Mott Haven

A rendering has surfaced of the planned 12-story, 91-unit residential project at 329 East 132nd Street, in the South Bronx’s Mott Haven section. It comes as the Altmark Group and JCAL Development secured $22.1 million in construction financing, Commercial Observer reported. The latest building permits, which YIMBY first reported on in 2015, show the new building will encompass 71,912 square feet. Its residential units, which will be market-rate rental apartments, should average 738 square feet apiece. Amenities include a fitness center, a lobby lounge, an outdoor recreation space on the ground floor, storage for 46 bikes, a 37-car parking garage, and a roof terrace. Aufgang Architects is behind the architecture. Foundation work was underway in May and completion is expected in early 2018.

Five-Story, Eight-Unit Mixed-Use Building Filed at 582 East 138th Street, Mott Haven

Orrie Shoshani, doing business as an anonymous Bronx-based LLC, has filed applications for a five-story, eight-unit mixed-use building at 582 East 138th Street, in Mott Haven, located two blocks from the Brook Avenue stop on the 6 train. The structure will encompass 10,322 square feet and will feature 2,500 square feet of retail space on the ground floor. Residential units will begin on the second floor and should average 625 square feet apiece, indicative of rental apartments. Oscar M. Fuertes’ Bayside-based OMF Architecture is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently vacant.


860 East 147th Street

12-Story, 165-Unit All-Affordable Residential Building Proposed at 860 East 147th Street, Mott Haven

Back in December of 2014, YIMBY reported on applications for a nine-story, 94-key hotel at 860 East 147th Street, in eastern Mott Haven, located two blocks from the East 149th Street stop on the 6 train. Now, Radson Development is proposing to develop a 12-story, 165-unit all-affordable residential project at 860-880 East 147th Street, DNAinfo reported. The developer is currently taking the 170,000-square-foot project, which requires an individual rezoning, through the city’s Uniform Land Use Review Procedure (ULURP). It recently received approval from Bronx Community Board 1 under certain conditions, including that the property at 860 East 147th Street, where the owner filed plans for a hotel, is to be excluded from the rezoning. If approved, the new building, dubbed Dr. Martin Luther King Jr. Plaza, would rent all its units, which would be rental apartments ranging from studio to three-bedrooms, to extremely low- and low-income households. Amenities include a community room, laundry facilities, and rooftop terraces. Magnusson Architecture and Planning (MAP) is designing. Construction is tentatively scheduled to begin in early 2017 and be completed in late 2018. Five two- and three-story townhouses must first be demolished.
