12-Story, 87-Unit Residential Project Tops Out At 41-22 24th Street, Long Island City

In January, the 12-story, 87-unit residential building under development at 41-22 24th Street, in the Queens Plaza section of Long Island City, was seven stories above street level. Now, The Court Square Blog reports the 85,582-square-foot project has topped out 120 feet above street level. Curtain wall installation has not begun yet, although the structure is currently completely veiled in scaffolding and work should begin soon. The rental apartments should average 761 square feet apiece, and amenities listed in the Schedule A include a rooftop terrace, storage for 45 bikes, a 21-car parking garage, a fitness center, entertainment rooms, a laundry room, and tenant storage space. Lions Group is the developer and MY Architect is behind the design. Completion is expected by the end of this year.

In early 2015, YIMBY reported on applications for a 12-story, 87-unit residential building at 41-22 24th Street, in Long Island City’s Queens Plaza neighborhood, and we later brought you renderings of the project. Construction is well underway, The Court Square Blog reports, and the structure is currently seven stories above street level. When completed, the residential units will spread across 66,256 square feet of space, which means units will average a rental-sized 761 square feet apiece. MY Architect is designing the project and Lions Group is developing it. Completion is expected roughly a year from now.

The Chinese community in Flushing is quickly growing beyond the borders of its little downtown and building large mixed-use buildings on the suburban edges of the Queens neighborhood. Developers looking for property have pushed east along Northern Boulevard into Murray Hill, where one builder has filed plans for a 15-story building at 35-08 146th Street.

Demolition Begins At 42-50 27th Street, Site Of Nine-Story, 32-Unit Building, Long Island City

Nearly a year ago, applications were filed for a nine-story, 32-unit residential building at 42-50 27th Street, in Long Island City, and now those plans have been approved, with demolition underway to remove the existing two-story structure, per The Court Square Blog. The new building will measure 24,860 square feet, which works out to an average unit of 775 square feet. Ampiera Group is developing, and Jon K Yung’s Flushing-based MY Architect is the applicant of record.

Rendering Up For Eight-Story Residential Building At 42-83 Hunter Street, Long Island City

Last December, YIMBY posted applications for Lions Group’s eight-story, 15-unit residential building at 42-83 Hunter Street, in Long Island City, and now The Court Square Blog has spotted on-site renderings of the project. The building will measure 12,335 square feet, which means units will average roughly 820 square feet. Jon Yung’s My Architect is the architect of record, and the site’s former single-story building has been removed. Excavation appears imminent, and completion is slated for Spring 2017.
