Excavation Begins for ODA’s 208 Delancey Street on the Lower East Side

Excavation has begun at 208 Delancey Street, the site of a 119-foot-tall, 11-story residential development on the Lower East Side. Located near the foot of the Williamsburg Bridge between Pitt Street and Ridge Street, the 80,200-square-foot project is designed by ODA Architecture and developed by New Empire Real Estate Development, with Shiming Tam Architect as the architect of record. The building will contain 69 condominium units averaging 854 square feet apiece.

Planned Skyscraper at 131-141 East 47th Street Appears Stalled, Likely Another Casualty Of Chinese Capital Outflow Restrictions in Midtown East, Manhattan

YIMBY’s recent reportage on a new wave of failed development sites has yet another likely addition. Renderings for the new look of 131-141 East 47th Street were revealed by YIMBY back in April of 2016, and since then, the site for the 49-story, 122-unit residential tower has been cleared of the previously extant structures. However, over two years post-demolition, work has appeared to come to a grinding halt, with no subsequent progress yet visible. The project is being developed by New Empire Real Estate, with SLCE Architects leading design, with the Chinese crackdown on capital outflows a likely explanation for the apparent pause in construction.

131-141 East 47th Street

Developer Files for 49-Story, 122-Unit Residential Tower at 131 East 47th Street, Midtown East

Over the summer of 2015, YIMBY revealed renderings of New Empire Real Estate’s planned high-rise residential tower at 131 East 47th Street, in Midtown East, and now new building applications have been filed with the Department of Buildings. The new 122-unit building will encompass 173,059 square feet and will rise 49 stories, or 581 feet, above street level. Beginning on the second story, there will be three residential units per floor through floor 12 and floors 14 through 35, then two units per floor on floors 37 through 47. The 48th floor will contain a full-floor penthouse, and floors 13, 36, and 49 will contain mechanical equipment.
