2,265-Unit Mixed-Use Mega-Project to Be Proposed at 246 Johnston Avenue, Jersey City

A multi-building mixed-use project is in the early development stages at 246 Johnston Avenue, in the Liberty Harbor section of downtown Jersey City. The mega-project, dubbed Crescent Park and proposed by Quadrum Global, could contain 995 residential units as-of-right, or as much as 2,265 if the 7.5-acre property is rezoned. There would also be 50,000 square feet of retail space and 860 parking spaces, Jersey Digs reported.



177 Grand Street

Revealed: Two-Towered, 300-Unit Mixed-Use Project Proposed at 177 Grand Street, Jersey City

A rendering has been revealed of a two-towered project planned at 177 Grand Street, located in the Paulus Hook section of downtown Jersey City. Plans presented to the Historic Paulus Hook Association last week call for a 22-story building along Grand Street and a 16-story building along Sussex Street. There will be between 275 and 300 market-rate rental apartments, in addition to retail space and a 150-car parking garage.


325 Pine Street

Seven-Story, 20-Unit Residential Building Planned at 325 Pine Street, Jersey City

TriBeCa-based Opis Partners is planning to develop a seven-story, 20-unit residential building at 325 Pine Street, in the Bergen-Lafayette section of Jersey City. The project will feature rental apartments, ranging from one- to three-bedrooms, Jersey Digs reported. The Jersey City Redevelopment Agency (JCRA) selected Opis as the developer last August. In October, the city’s Planning Board approved the project, which required a height variance. The development site, spanning 323-325 Pine Street, consists of two three-story, multi-family townhouses. A construction timeline has not been revealed, although the first step would be to demolish the existing structures.
