Seven-Story, 456,000-Square-Foot Commercial Redevelopment Proposed at 98 Edison Place, Newark

Edison Properties is proposing to redevelop the existing, largely vacant six-story Newark Warehouse Company Building at 98 Edison Place, located on the corner of McCarter Highway in Downtown Newark. The expanded building will rise seven stories and measure 456,059 square feet, Jersey Digs reported. It would contain commercial space for offices and retail and a landscaped rooftop terrace. Parsippany, N.J.-based Langan Engineering & Environmental Services is the architect of record. Pending the required approvals and variances, occupancy is expected in early 2018.


244 Union Street

Five-Story, 258-Unit Mixed-Use Building Proposed at 244 Union Street, Elizabeth, N.J.

Developers Faros Properties and MAS Development Group are proposing a five-story, 258-unit mixed-use project at 244 Union Street, located in the Midtown section of Elizabeth, in Union County, N.J. The project will contain roughly 26,000 square feet of retail space and a parking garage, Jersey Digs reported. Residential amenities could include a landscaped courtyard, a theater, and a fitness center, among other spaces. The site encompasses the entire block, which is mostly vacant except for two single-story commercial buildings. The City of Elizabeth selected the development team to build on the site in 2014.

40 East Park Street

Four-Story, 15-Unit Residential Redevelopment Planned at 40 East Park Street, Newark

An anonymous Passaic, N.J.-based LLC is planning to redevelop the vacant three-story townhouse at 40 East Park Street, located on the corner of Mulberry Street in Downtown Newark. The existing structure will be converted from office space and expanded horizontally along Mulberry street. The final product will rise four stories at its tallest point and contain 15 market-rate residential units. The apartments, including studios and one-bedrooms, should average 750 square feet apiece, Jersey Digs reported. Newark-based Comito Associates is the architect. The project is expected to be complete in late 2018.


475 South Jefferson Street

32-Unit Mixed-Use Condo Conversion Underway at 475 South Jefferson Street, Orange, N.J.

The local nonprofit Housing and Neighborhood Development Services (HANDS, Inc.) is converting the former F. Berg & Company Hat Factory complex, located at 475 South Jefferson Street in the Valley Arts District section of Orange, N.J., into 32 residential units. The loft-style condominium apartments will range from 750-square-foot one-bedrooms to 1,150-square-foot three-bedrooms. The 70,000-square-foot, multi-building project, dubbed Hat City Lofts, will also include over 10,000 square feet of commercial space for artistic uses, Jersey Digs reported. Move-ins are expected in 2017.

238 West Fort Lee Road

Six-Building, 421-Unit Mixed-Use Project Approved at 238 West Fort Lee Road, Bogota, N.J.

The Bogota Planning Board has approved a 421-unit mixed-use project proposed on the 14-acre development site at 238 West Fort Lee Road, along the Hackensack River in the Bergen County, N.J., borough of Bogota. Dubbed The River Club, the project will feature six residential buildings, each to rise either four or five stories in height. Ten percent, or 42 apartments, will be designated as affordable housing, Jersey Digs reported. There will also be retail space along West Fort Lee Road, as well as a two-story clubhouse and a 2,200-foot-long riverfront promenade. River Development is the developer and B&R Engineering is responsible for the infrastructure work. C-I Design Inc. is the architect. Ground breaking is expected next year, with completion anticipated by 2020.
