Financing Secured for 50-Story, 539-Unit Residential Tower at 90 Christopher Columbus Drive, Jersey City

Ironstate Development and Panepinto Properties have landed $155.83 million in construction financing for their planned 50-story, 539-unit residential tower at 90 Christopher Columbus Drive (dubbed 90 Columbus), in downtown Jersey City. The tower will host rental apartments ranging from studio to three-bedroom configurations, averaging 789 square feet apiece, Real Estate Weekly reported. Amenities will include a swimming pool, children’s play areas, sports and entertainment rooms, residential lounges, and a library. The tower is the last phase of a multi-building complex, which includes the recently completed 50-story residential tower 70 Columbus and the 12-story, 152-key Marriott Residence Inn at 80 Columbus. Gwathmey, Siegel, Kaufman and Associates is behind the architecture. Foundation work is currently underway and completion is expected in 2018.


609 Broad Street

Nine-Story Building Constructed as Part of 160-Unit Mixed-Use Redevelopment, 609 Broad Street, Newark

L+M Development Partners’s mixed-use conversion of the four-story, 400,000-square-foot Hahne & Co. building, located at 609 Broad Street, at the corner of New Street in downtown Newark, is in the final stages of construction. Photos of the construction progress can be seen in a Jersey Digs report. Construction appears to have wrapped on the outside of the existing four-story structure, which will contain a mix of residential, retail, office, and community space. A new nine-story building — located at the corner of Halsey and New streets — is currently receiving its façade. The new construction component will feature ground floor retail space and residential units above. Between the two building, there will be 75,000 square feet of retail space, 160 apartments (40 percent of which will be set aside as affordable housing), and 100,000 square feet of community and community use space (50,000 square feet of which will be institutional and dedicated to Rutgers University). Whole Foods Market is expected to open their new 30,000-square-foot store in the building in 2017, which is when the rest of the project should be complete.


Berry Lane Park

17.5-Acre Berry Lane Park Opens to the Public in Jersey City

Mayor Steven Fulop, with the Jersey City Redevelopment Agency (JCRA) and other officials, held a ribbon-cutting ceremony on Saturday for the 17.5-acre Berry Lane Park, located in the Bergen-Lafayette section of Jersey City. It is the both the city’s largest municipal park and the first new one in decades. The public park is the site of a former brownfield property bound by Garfield Avenue to the west, NJ Transit’s rail tracks to the south, and Woodward Street to the east. It features two basketball courts, two tennis courts, a baseball diamond, a soccer field, bike paths, and two plazas (one with a splash pad). Over 600 new trees have also been planted. The Department of Recreation is in charge of hosting community events and games in the park. The site once consisted of abandoned and underutilized industrial properties, although the city demolished many of the structures, then remediated and graded the land by 2014. Multiple concrete silos were preserved and utilized for the splash pond. Berry Lane Park is right across the street from NJ Transit’s Garfield Avenue Hudson-Bergen Light Rail station.


14th Street in Palisades Park

17-Story, 154-Unit Residential Tower Proposed at End of 14th Street, Palisades Park, New Jersey

The Texas-based Limestone Hills Corporation is proposing a 17-story, 154-unit residential tower in the Bergen County, New Jersey borough of Palisades Park. It would be located in between the two current section of 14th Street. The developer is currently seeking a variance from the borough’s Zoning Board to build a tower six stories taller than currently allowed, NorthJersey.com reports. The proposed project would include one- and two-bedroom apartments and a 165-car, six-level parking garage, three levels of which would be underground. There would also be a surface parking lot along 14th Street. The 6.5-acre site was acquired for $1.8 million in 2011 via a bankruptcy court order. The swath of land is currently approved for an eight-story, 64-unit residential building. The plans are expected to be presented to the board this week.


The Muse at Grant Avenue

Work Begins on Five-Story, 90-Unit Mixed-Use Development at 662 South 2nd Street, Plainfield, New Jersey

Excavation work is now underway for a mixed-use project on the long-vacant 4.97-acre brownfield site at 662-758 South 2nd Street, in the North Jersey city of Plainfield. That’s in Union County. Under development is a five-story, 90-unit residential building, dubbed The Muse at Grant Avenue, and a single-story, 44,000-square-foot commercial building that will be leased to ABC Supply Company, according to NJBIZ. The units will range from one- to three-bedrooms, and below-market rate units are also included. Amenities include a parking garage, a fitness center, and a community room. The commercial building will serve as a distribution facility, featuring a staging area and 4,000 square feet of accessory office space. J.G. Petrucci Co. Inc. and TD + Partners are the developers. Completion on ABC Supply’s facility is expected later this year, while occupancy of the residential building is scheduled in 2018. The project is the city’s largest mixed-use development in 40 years. The site is located one mile south of NJ Transit’s Plainfield station.
