New Rochelle has seen several new high-rises announced over the past few weeks, but in between the new towers, infill development continues to improve the burgeoning edge city. Yesterday, The Printhouse, at 165 Huguenot Street, broke ground. The building will have 71 rental units, seven of which will be designated as affordable, and will rise six floors. The City of New Rochelle, in Westchester County, N.Y., has launched a request for proposals (RFP) for the downtown development site at 45 Harrison Street, located on the corner of Cedar Street. The 30,492-square-foot city-owned site could accommodate a building up to 28 stories in height, the Daily Voice reported. A project could include a mix of uses, including residential apartments, commercial space, such as office or retail space, hotels, and/or medical or civic facilities. An existing two-story, 20,000-square-foot fire station currently occupies the property.
A groundbreaking ceremony has been held for the 28-story, 280-unit mixed-use tower under development at 587 Main Street, in downtown New Rochelle, in southern Westchester County. The project is a redevelopment of the abandoned two-story Loew’s Theater, Westfair reported. The theater’s façade will be preserved and restored, while the performance space will be converted into a 10,000-square-foot black box theater. In addition, the base will include 17,000 square feet of commercial space and a 234-car parking garage. The residential units in the tower will be rentals. RXR Realty, Brause Realty, and ABS Partners Real Estate are the developers. Paulus, Sokolowski and Sartor (PS&S) is the architect and completion is expected in late 2018.
ELD Properties and Equity Land Developers are planning a six-story, 110-unit residential building at 22 Burling Lane, in downtown New Rochelle. That’s in southern Westchester County. Dubbed Millennia, the project will have rental apartments ranging from studios to two-bedrooms, 11 of which will rent at below-market rates as affordable housing, Westfair reported. Amenities will include a fitness center, a yoga room, a business center with conference rooms, a lounge, private residential storage space, a pet park, and a 146-car parking garage. The developers also want to build a path along the New England Thruway (I-95) that connects to a park they’re planning at the end of Burling Street. The park will include an existing pedestrian bridge, expected to be reopened, that crosses the Thruway. The assemblage at 22-26 Burling Lane includes a two-and-a-half-story house and a three-story office building. Demolition is expected to begin in the next few weeks, with completion of the new building scheduled for 2017. The city’s Metro-North Railroad station is on the other side of the Thruway.
