Four-Story, Four-Unit Residential Building Planned at 31 Brighton 2nd Place, Brighton Beach

Great Neck, N.Y.-based RealNet Holdings has filed applications for a four-story, four-unit residential building at 31 Brighton 2nd Place, in Brighton Beach. The project will measure 4,344 square feet. Its full-floor residential units should average 980 square feet apiece, so either rental apartments or condominiums could be in the works. The top-floor apartment will be a duplex and will feature space on an upper mezzanine level. There will be a three-car parking garage in the basement. Gerald J. Caliendo’s Briarwood-based architectural firm is the architect of record. The 40-foot-wide, 1,800-square-foot property was occupied by a dilapidated two-story house until that was demolished in the first half of 2015. The Ocean Parkway stop on the Q train is three blocks away.


327 East 64th Street

Façade Installation Underway on Memorial Sloan Kettering’s Six-Story Lab Building, 327 East 64th Street, Upper East Side

Construction has topped out and façade installation is well underway on Memorial Sloan Kettering’s six-story Laboratory Medicine Building being built at 327 East 64th Street, on the southern end of the Upper East Side. YIMBY can bring you this update thanks to photos posted to the YIMBY Forums. The facility, which YIMBY revealed renderings for in 2014, encompasses 95,976 square feet, according to the latest building permits. Laboratories and research areas will be located on two sub-cellar levels and the ground through fourth floors. Offices will be hosted on the fifth and sixth floors. There will also be an outdoor terrace on the sixth floor. The 75-foot-tall structure is being designed by Perkins+Will and is seeking LEED Gold certification. Opening is expected in 2017.



199 East 38th Street

Three-Story, Two-Unit Residential Project Filed at 199 East 38th Street, East Flatbush

Yaniv Zohar, doing business as an anonymous Kew Gardens-based LLC, has filed applications for a three-story, two-unit residential building at 199 East 38th Street, in northern East Flatbush, near the SUNY Downstate Medical Center. The structure will measure 4,196 square feet. One of the units will be located on the ground and cellar floors while the second will span the second and third floors. The apartments should average 1,589 square feet apiece, which indicates that they will boast family-sized configurations. There will be one off-street parking space. Arnold S. Montag’s Great Neck, N.Y.-based AM/PM Design & Consulting is the architect of record. The 20-foot-wide, 1,975-square-foot lot is vacant. The Church Avenue stop on the 2 and 5 trains is nine blocks away.


509 West 38th Street

30-Story, 225-Unit Mixed-Use Project Tops Out at 509 West 38th Street, Hudson Yards District

Since hitting 22 stories in height back in June, the 30-story, 225-unit mixed-use tower under construction at 509 West 38th Street, in the Hudson Yards District, has topped out. The progress can be seen thanks to photos posted to the YIMBY Forums by user JC_Heights earlier this month. The 361-foot-tall tower encompasses 243,689 square feet. There will be 13,739 square feet of retail space across parts of the ground and second floors, along with 29,180 square feet of community facility space on parts of the ground through fifth floors. The residential units, rental apartments, should average 786 square feet apiece and 20 percent (46 units) will rent at below-market rates through the affordable housing lottery. Imperial Companies is the developer and BKSK Architects is behind the architecture. Completion is anticipated in 2017.
