Cheder School Plans Two-Story, 12-Unit Student Dormitory at 323 Elmwood Avenue, Midwood

The Cheder School, a high school located at 401 Elmwood Avenue in northern Midwood, has filed applications for a two-story, 12-unit student dormitory on the adjacent lot at 323 Elmwood Avenue. It will measure 7,842 square feet and its dorm rooms should average 532 square feet apiece. Amenities include bike storage and laundry facilities. David Y. Shteierman’s Financial District-based DJ Associates Architect is the architect of record. The 80-foot-wide, 6,673-square-foot property is currently occupied by a two-and-a-half-story house. Demolition permits were filed back in February. The Avenue I stop on the F train is three blocks away.

Permits Filed: 100 Lenox Road, Flatbush

Recently, green construction walls went up around an iconic detached house at the corner of Bedford Avenue and Lenox Road in Flatbush. Although it’s not the most beautiful house in the neighborhood, the two-and-a-half story home is one of several that lends an air of dignity to this stretch of Bedford in Prospect Lefferts Gardens and northern Flatbush. Now, like many standalone houses in the neighborhood, it will bite the dust for an apartment building. Plans were filed last week to erect a seven-story apartment building there at 100 Lenox Road, a few blocks southeast of Prospect Park.

86 Fleet Place

32-Story, 440-Unit Mixed-Use Tower Rises to 26th Floor at 86 Fleet Place, Downtown Brooklyn

Construction is now underway on the 26th floor of the planned 32-story, 440-unit mixed-use building under development at 86 Fleet Place, in Downtown Brooklyn. The progress can be seen thanks to photos posted to the YIMBY Forums by user nyc1. The latest building permits indicate the 351-foot-tall tower will eventually encompass 427,346 square feet. It will host 10,813 square feet of commercial-retail space on the ground floor, followed by residential units averaging 871 square feet apiece. Since a leasing office is included, at least a number of the units will be rental apartments. The residential amenities are listed in YIMBY’s previous March update, when the structure was a single story up. John Catsimatidis’s Red Apple Group is the developer and Goldstein, Hill & West Architects is behind the architecture. Completion is expected in 2017.

Bed-Stuy is experiencing a real estate boom, but renewal has been slow to arrive on the eastern edges of the neighborhood, where aging row houses sit next to squat warehouses and vacant lots. Friday’s crop of filings brought plans for a four-story, mixed-use building at 1905 Fulton Street, between Ralph and Howard Avenues.

New Developers Acquire Site Of Planned Commercial Project at 206 Kent Avenue, Williamsburg

Two anonymous entities have acquired, for $33 million, the vacant 22,640-square-foot development site at 206 Kent Avenue, in northern Williamsburg, Commercial Observer reported. That’s the property bound by Kent and Metropolitan avenues and River and North 3rd streets, located a block in from the East River. The previous owner, Alliance Private Capital Group, was planning a 45,000-square-foot mixed-use commercial building with retail space on the ground floor and office space above. In fact, the grocery store Trader Joe’s signed a lease last year for 18,000 square feet of space across the ground and cellar levels. It hasn’t been confirmed if the new owners plan to follow through with the same project. New building applications haven’t been filed.
