50 West Street

Public Plaza, Pedestrian Bridge Outside 50 West Street Revealed, Financial District

Now that exterior work has completed on 50 West Street – the 64-story, 191-unit mixed-use tower dubbed simply “50 West” under development in the Financial District – crews are now focused on building a 6,800-square-foot public plaza around the base of the building and a pedestrian bridge over West Street (a.k.a. the West Side Highway). Renderings of the spaces have been revealed by the Wall Street Journal. The 24-hour plaza will feature an art gallery, a café, vegetation, and seating. The pedestrian bridge, dubbed the West Thames Street Bridge, will feed directly into the plaza. It will boast steel structural supports and a glass roof and walls. The New York City Economic Development Corporation (NYCEDC) is building the new pedestrian bridge, which will replace the Rector Street bridge located a block northward. Demolition of the Rector Street bridge and construction of the new one is expected to last two years.


163 6th Street

Five-Story, 76,000-Square-Foot Self-Storage Facility Filed at 163 6th Street, Gowanus

Following news that a 1,600-unit self-storage facility would be coming to 163 6th Street, in Gowanus, Storage Deluxe recently filed official applications for a five-story, 76,460-square-foot structure at the site. The facility, which will be operated by CubeSmart, will feature four loading berths, three off-street parking spaces, an accessory office component, and five floors of storage units. Virginia-based Butz • Wilbern, Ltd., is the applicant of record. The 125-foot-wide, 38,125-square-foot property is currently occupied by a metal salvage business. Demolition permits were filed to raze the business’s two-story office building and metal shed in May. The site is located five blocks from the Fourth Avenue/Ninth Street stop on the F, G, and R trains.


134-26 155th Street

Twin Two-Story, Two-Family Houses Coming to 134-26 155th Street, Rochdale, Queens

Queens-based property owner Singh Satrohaugn has filed applications for twin two-story, two-family houses at 134-26 155th Street, in Rochdale, Queens. The neighborhood is just a few blocks from the northern fringe of JFK International Airport. The new buildings will each measure 4,043 square feet and their full-floor apartments should average a family-sized 1,347.5 square feet apiece. Amenities include laundry facilities in the cellar and a total of two off-street parking spots. South Ozone Park-based RLD3 Engineering is the applicant of record. The 8,000-square-foot plot was occupied by a single-story house until 2015.


42-07 Bell Boulevard

Three-Story, Three-Unit Mixed-Use Building Planned at 42-07 Bell Boulevard, Bayside, Queens

Queens-based Parker Greenfield LLC has filed applications for a three-story, three-unit mixed-use building at 42-07 Bell Boulevard, located within the commercial center of Bayside, Queens. The structure will measure 7,673 square feet. The ground floor will host 2,232 square feet of commercial-retail space, followed by three residential units across the two upper floors. The apartments should average 997 square feet apiece, which means they will likely boast family-sized configurations. It’s unclear whether they will be rentals or sold as homes. Long Island City-based Carusone & Cherres Architects is the architect of record. The 25-foot-wide property is currently occupied by a deteriorating two-story mixed-use building. Demolition permits were filed in 2014. The Long Island Rail Road’s Bayside station is two blocks to the north.


59-25 Little Neck Parkway

Two-Story, 38,000-Square-Foot Medical Research Building Planned at 59-25 Little Neck Parkway, Little Neck, Queens

Northwell Health (formerly the North Shore-LIJ Health System) has filed applications for a two-story, 38,191-square-foot research building at 59-25 Little Neck Parkway, in Little Neck, Queens. The facility will feature a café and storage area/warehouse on the ground floor, followed by a business offices and laboratories on the second floor. Jeffrey Zutz’s NoMad-based Flad Architects is the architect of record. The 250-foot-wide, 56,000-square-foot property – bound by Little Neck Parkway, 59th Avenue, and 260th Street – is currently vacant. Until 2015, it was occupied by a two-story office building.
