Bayside-based HDA International Realty has filed applications for a three-story, mixed-use building at 20-16 College Point Boulevard, in College Point. The structure will measure 13,624 square feet. It will feature 3,829 square feet of commercial-retail space on the ground and cellar levels, followed by 3,259 square feet of medical offices on the second floor, and two residential units on the third floor. The apartments should average a spacious 1,369 square feet apiece, indicative of family-sized configurations. Chang Hwa Tan’s Flushing-based architectural firm is the architect of record. The 50-foot-wide, 4,995-square-foot lot was occupied by a two-story structure until 2014. The property is located three blocks from the commercial center of College Point, and a few minutes from Downtown Flushing via the Q66 bus.


47-15 72nd Street

Two Four-Story, Three-Unit Residential Buildings Coming to 47-15 72nd Street, Maspeth

Flushing-based Success Team Realty has filed applications for two four-story, three-unit residential buildings at 47-15 – 47-17 72nd Street, on the northern edge of Maspeth. Each will measure 4,136 square feet, and across both, the residential units should average 1,042 square feet apiece. There will be one unit per floor on the ground through second floors, followed by a single unit spanning the third and fourth floors of each structure. Amenities include laundry facilities, storage space in the cellar, and a total of six off-street parking spots. It’s not known if the apartments will be condominiums or family-sized rentals. Chang Hwa Tan’s Flushing-based architectural firm is the architect of record. The 50-foot-wide, 5,005-square-foot plot is currently occupied by a one-and-a-half-story brick house. Demolition permits were filed in May. The 69th Street stop on the 7 train is located nine blocks away.


1122 Southern Boulevard

Five-Story, 72-Key Hotel Planned at 1122 Southern Boulevard, Longwood

Nehalkumar Gandhi, doing business as North Bergen, N.J.-based Ratan Realty, has filed applications for a five-story, 72-key hotel at 1122 Southern Boulevard, in the West Bronx’s Longwood section. The structure will encompass 24,826 square feet. The hotel rooms will be located on the cellar through fifth floors, and guest amenities include laundry facilities, a breakfast area, a fitness center, storage space for two bikes, and 10 off-street parking spots. Michael Kang’s Flushing-based architectural firm is the architect of record. The 100-foot-wide, 10,000-square-foot property is currently occupied by a single-story warehouse. Demolition permits were filed in December. The site is located three blocks from the Simpson Street stop on the 2 and 5 trains. The developer also has plans for two other hotel projects in the Bronx, one at 150 East 185th Street and another 1164 Wheeler Avenue.


Wyckoff Gardens

Request for Proposals Launched for Two-Building, 500-Unit Mixed-Income Project at Wyckoff Gardens, Boerum Hill

Last week, the New York City Housing Authority (NYCHA) and the Department of Housing Preservation & Development launched a request for proposals (RFP) for two mixed-use buildings to be built on the super-block home to Wyckoff Gardens, DNAinfo reported. Wyckoff Gardens is a 530-rental-unit public housing development consisting of three 21-story towers in Boerum Hill. The city is seeking a development team to build two new buildings at the site’s northern two corners, at 260 and 280 Wyckoff Street, which currently serve as parking lots. Planned are roughly 500 rental apartments (down from an initial 650) and at least 10,000 square feet each of ground-floor commercial-retail and community facility space. Half of the apartments would be affordable while the other half would be market-rate. Improvements to the entire premises are also possible, including the upgrade of outdoor amenities. Proposals are due September 30.


1461 Gates Avenue

Plans Revived for Five-Story, 40-Unit Residential Building at 1461 Gates Avenue, Bushwick

Plans have been revived for a five-story, 40-unit residential building at 1461 Gates Avenue, in the heart of Bushwick. Shia Lefkowitz initially filed applications for the project back in January 2013, and has now submitted additional documents for it. The structure will measure 34,547 square feet and its residential units should average 698 square feet apiece, indicative of rental apartments. Amenities include a 20-car underground parking garage, storage for 20 bikes, and a rooftop recreational space. Michael Avramides’s Midtown East-based architectural firm is the architect of record. The 92.67-foot-wide, 12,693-square-foot assemblage consists of a vacant plot and a two-story townhouse at 1453 Gates Avenue. Demolition permits were filed for the townhouse in 2013. YIMBY previously reported on plans for a four-story, 10-unit residential buildings at the site. Those plans were to include four 10-unit structures (presumably to avoid parking requirements), although it appears the developers will be moving forward with the single-building plan. The site is located two blocks from the Myrtle-Wyckoff Avenues Subway Station on the L and M trains.
