New Rendering of 17-Story, 39-Unit Residential Project Planned at 269 West 87th Street, Upper West Side

Back in September of 2015, YIMBY revealed a rendering of the 17-story, 39-unit residential building planned at 269 West 87th Street, on the Upper West Side. A new, close-up rendering and additional details have now been revealed in a Curbed NY update. The 115,884-square-foot building, being dubbed The Chamberlain, will house apartments ranging from two- to five-bedrooms. The residential units should average a spacious 2,574 square feet apiece, and will include townhouse and penthouse configurations. Amenities will include a central garden, a lounge, a library, a fitness center, a children’s playroom, a multi-purpose sports court, storage for 39 bikes, and an underground parking garage. Quadrum Global and Simon Baron Development are the developers, and have a 99-year lease on the site. FXFOWLE Architects is behind the design. Demolition permits were filed back in 2015 for existing three- and seven-story parking garages, but the structures have not yet been razed.


1412 Broadway

15-Story, 80-Key Hotel Redevelopment Planned at 1420 Broadway, Midtown

In 2014, investors Issac Chetrit and Charles Aini acquired, for $268 million, the 24-story, 415,000-square-foot multi-use commercial building at 1412 Broadway and the three-story, 7,000-square-foot retail property at 1420 Broadway. The buildings are located at the corner of West 39th Street. Now, the property owners have disclosed plans to redevelop the three-story retail building into a roughly 15-story, 80-key hotel, The Real Deal reported. The 2,286-square-foot property can accommodate up to 34,290 square feet of commercial development. The existing property is triple-net leased through 2020, which means construction won’t begin until the lease expires and the tenants vacate the premises. The eventual hotel building will connect to the retail component of 1420 Broadway through the ground floor. Plans have not yet been filed with the Buildings Department.


582 East 138th Street

Five-Story, Eight-Unit Mixed-Use Building Filed at 582 East 138th Street, Mott Haven

Orrie Shoshani, doing business as an anonymous Bronx-based LLC, has filed applications for a five-story, eight-unit mixed-use building at 582 East 138th Street, in Mott Haven, located two blocks from the Brook Avenue stop on the 6 train. The structure will encompass 10,322 square feet and will feature 2,500 square feet of retail space on the ground floor. Residential units will begin on the second floor and should average 625 square feet apiece, indicative of rental apartments. Oscar M. Fuertes’ Bayside-based OMF Architecture is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently vacant.


1060 66th Street

Three-Story, Six-Unit Residential Building Planned at 1060 66th Street, Dyker Heights

Brooklyn-based Xiaofeng Realty Development has filed applications for a three-story, six-unit residential building at 1060 66th Street, in Dyker Heights, located six blocks from the Fort Hamilton Parkway stop on the N train. The structure will measure 7,400 square feet and its residential units should average 900 square feet apiece, which means either rentals or condominiums could be in the works. Maspeth-based Angelo Ng & Anthony Ng Architects Studio is the architect of record. The 40-foot-wide, 4,000-square-foot lot is currently occupied by a two-and-a-half-story house. Demolition permits have not yet been filed.


1048 Jefferson Avenue

Four-Story, Six-Unit Residential Building Coming to 1048 Jefferson Avenue, Bushwick

Property owner David Mosseri has filed applications for a four-story, six-unit residential building at 1048 Jefferson Avenue, in eastern Bushwick, located around the corner from the Halsey Street stop on the J train. The structure will measure 6,000 square feet and will rise on an narrow 18-foot-wide, 1,800-square-foot lot. Its residential units should average 690 square feet apiece, which means rental apartments are in the works. There will be two units per floor on the ground and second floors, followed by two units spanning across both the third and fourth floors. David Nagan’s Fresh Meadows-based King David Architecture is the architect of record. The property is currently occupied by a boarded-up two-story townhouse. Demolition permits have not yet been filed.
