First Look at 10-Story, 428-Unit Residential Building Under Development at 30-02 39th Avenue, Long Island City

Late last year, new details emerged of the 10-story, 428-unit residential building planned at 30-02 39th Avenue (a.k.a. 30-17 40th Avenue), in northern Long Island City, located directly below the 39th Avenue stop on the N/Q trains. Now, YIMBY can reveal the 39th Avenue façade of the project, thanks to a rendering posted on-site and spotted by JFBautista via the YIMBY Forums. The structure will encompass 413,138 square feet. It will have 3,181 square feet of ground-floor retail space and its residential units should average 679 square feet apiece. The units will be rental apartments ranging from studios to two-bedrooms. Its 22,000 square feet of amenities include storage space for 319 bikes, an underground parking garage, a fitness center, an entertainment room, a lounge, a gathering room, laundry facilities, a green house, and a rooftop pool and sundeck. Developer Lightstone Group secured $75 million in financing in April for the project, and recently secured $30 million more, Commercial Observer reports. Gerner, Kronick + Valcarcel (GKV Architects) is behind the design. Excavation began last November, and completion is expected in late 2017.


DUMBO Heights

Two-Block-Long Public Plaza Coming To DUMBO Heights’s Sand Street Corridor

Back in 2013, Kushner Companies, RFR Realty, and LIVWRK acquired, for $375 million from the Jehovah’s Witnesses, the five-building, 1.25-million square-foot commercial complex at 55 and 81 Prospect Street, 117 Adams Street, 77 Sands Street, and 175 Pearl Street. The developers have since converted the collection of mid-rise buildings into offices and retail space, dubbed DUMBO Heights. The developers are now constructing a two-block-long public plaza along Sands Street between Adams and Jay streets, according to the Wall Street Journal. The plaza will extend the 15-foot-wide sidewalk by 15 feet. It will include public artwork, seating, and planters. La Fantástica is behind the design, and the Dumbo Improvement District is associated with the project. Current office tenants in the complex including WeWork Cos., Etsy Inc., Frog Design, Alexis Bittar Inc., and retail tenants include Randolph Beer, fitness center Shadowbox, Row House, Bluestone Lane Coffee, and Dig Inn. Roughly 350,000 square feet of commercial space remains vacant, according to Real Estate Weekly.


825 Surf Avenue

Developer Planning Two-Story Amusement Arcade Building at 825 Surf Avenue, Coney Island

Coney Island-based PYE Properties has filed applications for a two-story, 14,517-square-foot commercial building at 825 Surf Avenue, located on the corner of West 8th Street on Coney Island. According to the Schedule A, the 27-foot-tall building will house an amusement arcade, which will help to revitalize the disinvested and still Hurricane Sandy-damaged amusement park. Frank Martarella III’s Staten Island-based thinkDESIGN Architecture is the architect of record. The 15,369-square-foot lot has 213 feet of street frontage and is positioned right below the West 8th Street-New York Aquarium stop on the F/Q trains. PYE Properties acquired the vacant lot in 2015, according to Amusing The Zillion.


111 East 183rd Street

Eight-Story, 15-Unit Residential Building Filed at 111 East 183rd Street, Fordham

Property owner Kim Tasher, doing business as an anonymous LLC, has filed applications for an eight-story, 15-unit residential building at 111 East 183rd Street, in Fordham, located three blocks from the 183rd Street stop on the 4 train. The structure will measure 13,597 square feet and will include a 190-square-foot medical office on the ground floor. The residential units should average 741 square feet apiece, indicative of rental apartments. Amenities include a 782-square-foot outdoor recreational space behind the building and laundry facilities in the cellar. Mohammad R. Badaly’s Mount Vernon architecture firm is the architect of record. The project will rise on a 25-foot-wide, 2,158-square-foot lot currently occupied by a two-and-a-half-story, wood-framed house. Demolition permits have not yet been filed.
